Goose Island Ranch
Description
Location: Goose Island Ranch is located approximately 4.5 miles east of Harleton, Texas on Asa Johnson Rd. and FM 2208. The ranch is also conveniently located only 17 miles from Marshall, 22 miles from north Longview, and only 145 miles east of Dallas.
Overview: Goose Island Ranch is a well-balanced 105+/- acre property located in a desirable area in northern Harrison County. The property consists of rolling hills, productive hardwood and pine timber, and an incredible 13.9+ acre lake. Surrounded by similar landscape with heavy timber, a large ranch to the west, and only 11 miles from Lake 'O the Pines, recreational opportunities abound both on and off the property.
Improvements: This is an excellent opportunity for a new owner to come in and make this property their own. There are minimal improvements including an open hay barn, and an older lean-to of modest value, as well as some perimeter fencing. Some of the fencing along the west boundary is in need of repair.
Trees, grass, forbs: This area of Harrison County is known for its sandy loam soils which serve well for productive hay meadows and timber alike. This property features ~20 acres of Coastal Bermuda as well as native grasses and forbs in the open areas throughout the property. Towering mature hardwood timber dominates the landscape around the pastures with ~68.5 acres of timber making up the central and southern portions of the ranch. A small amount of the timber was selectively harvested in certain areas two years ago providing a more scenic view of the lake and allowing the remaining hardwoods to become more productive. The timber still remains healthy and viable, providing quality habitat for wildlife. Tree cover consists of a healthy stand of virgin hardwoods including a variety of oaks, hickory, black gun, elm, willow, river birch, and some pine. Native forbs and browse such as pokeweed, beautyberry, trumpet creeper, and green briar are also plentiful and provide robust habitat for wildlife.
Water: The property has an incredible deep, spring-fed lake, approx. 13.9 acres in size as well as a creek and seasonal wetland, ~3.4 acres in size, south of the lake that serves well for waterfowl year-round. The property is also located well within the Carrizo Wilcox aquifer making drinking water very accessible from a well.
Topography: Rolling to sloped terrain with an impressive 80 feet of elevation change provide a scenic view, especially from the hay meadow overlooking the lake, while the timber maintains privacy from all other directions. The open pastures are arranged on the higher, somewhat level ground, while the timber encompasses the majority of the watersheds and hillsides. Such diversity offers the landowner countless options for recreational opportunities and several great building sites.
Wildlife and fisheries: This property has been lightly hunted in recent years, and has been managed in such a manner to provide the new owner with a turnkey recreational property. There is an abundance of deer in this part of Harrison County and plenty of other wildlife species including waterfowl for recreational enjoyment. The lake fishes well for bass, crappie, bream and catfish and is easily accessible from most all sides.
Easements: There are no easements across this property.
