Timber & Landscape:  The ranch features gently rolling to nearly level topography with elevations ranging from approximately 240 to 285 feet above sea level. Much of the property is well-drained, with numerous natural and man-made drainages and an extensive system of improved, elevated roads providing access across the ranch.

The landscape consists of a balanced combination of open pasture, mature hardwood bottoms, native pine, and approximately 500 acres of planted loblolly pine in various mature age classes. An additional 200± acres consist of native pine and mixed hardwood timber.

Timber throughout the ranch has been selectively thinned and managed to improve forest health, enhance wildlife habitat, create scenic views, and open sight lines across the property. Native and managed vegetation includes red and white oak, sycamore, black gum, hickory, pine, cedar, and persimmon, with willow, water oak, and river birch concentrated along the creeks and wetland corridors.

Fishing Lakes

Two bass-fishing lakes are located near the main home, measuring approximately 6.2 and 9.5 acres. Both lakes support bass, crappie, bluegill, and abundant baitfish.

Managed Waterfowl Impoundments

The ranch contains 18 separate impoundments totaling more than 229± acres of surface water, with individual ponds ranging from approximately 3.9 to 31± acres in size.

The impoundments have been purposefully managed for waterfowl:

  • Six units can be drained, planted, and flooded on demand.
  • Seven units are primarily managed for water storage and resting habitat.
  • The remaining units are managed as moist-soil units.
  • Most ponds have approximately 12–20 inches of fall from one end to the other.
  • Drainage ditches, pipes and channels around the ponds facilitate water-level management.

Four additional ponds located north of the primary waterfowl units provide secluded roosting habitat within the timber. These ponds measure approximately 3.1, 4.4, 5.3, and 6.8± in size. 

With its proximity to the Sulphur River, White Oak Creek Wildlife Management Area, and Wright Patman Recreation Area, Cooper Ranch is strategically positioned to attract migrating waterfowl and provide valuable feeding, resting, and roosting habitat.

Wildlife:  Approximately 359± acres of the ranch are enclosed within an 8-foot game fence and support a healthy, manageable population of whitetail deer and red stag. A 2.5±-acre soft-release pen is located within the high-fenced area.

The remainder of the ranch supports healthy populations of free-ranging whitetail deer, squirrel, dove, and abundant migratory and resident waterfowl.

The property's combination of timber, pasture, agricultural openings, water, and managed habitat provides a wide variety of hunting and wildlife-viewing opportunities.

Soils: The ranch consists of Ashford clay (~59%), Bryarly clay loam (~18%), Woodtell very fine sandy loam (~13%), Annona loam (~7%), with Gladewater clay along the frequently flooded creek bottoms.

Over 22 miles of maintained trails and roads traverse the property, much of which has been elevated and improved to provide reliable access during wet conditions. The road system also accommodates larger trucks, equipment, timber operations, hunting vehicles, and recreational use.

Bridges, culverts, and improved low-water crossings provide access across creeks and drainages, creating an efficient internal transportation network throughout the ranch.

17,000±-Square-Foot Barn

Located adjacent to the main home, the 17,000±-square-foot clear-span steel-frame barn provides substantial space for equipment, vehicles, UTVs, boats, ranch supplies, and recreational gear.

The structure was constructed on drilled, cast-in-place concrete piers over a compacted SB2 base and features LED lighting throughout. A portion of the barn includes an 8-inch heavily reinforced concrete slab designed for boat and UTV parking, as well as an area suited for gathering around the smoker after a day of hunting.

Two storage containers with interior lighting and shelving provide additional organized space for tools and supplies.

An enclosed well house on the south side of the barn supplies water to both the barn and the main home.
