Location:  Whitetail Meadows Ranch is located near Sunset, TX. in southeastern Montague County. Conveniently situated approximately 1.5 hours from Dallas, TX. and 1 hour from Ft. Worth, TX., the nearest towns are Bowie, TX. (15 miles NW) and Decatur, TX. (23 miles SW). County Road access to the ranch's entry gate is provided by Jim Harry Loop and is located along the ranch's southern boundary.

From Dallas:
Follow I-35E N to Denton then US-380 West to Decatur. From Decatur, take US-287 N/US-81 North and exit Sunset Spur 511. Travel 1 mile and turn right on FM 1749 toward Forestburg. Travel 6.2 miles on FM 1749, then turn right on Pittman Hollow. Drive 2.2 miles and then left onto Jim Harry Loop. Whitetail Meadows will be on your left approximately 1.2 miles after turning onto Jim Harry Loop.

From Fort Worth:
Follow US-287 N/US-81 N and exit Sunset Spur 511. Travel 1 mile and turn right on FM 1749 toward Forestburg. Travel 6.2 miles on FM 1749, then turn right on Pittman Hollow. Drive 2.2 miles and then left onto Jim Harry Loop. Whitetail Meadows will be on your left approximately 1.2 miles after turning onto Jim Harry Loop.

Ranch Home & Headquarters:  The home and detached garage are of "Hill Country" design, excellent construction, and nicely appointed by stone and Cedar on the exterior. A covered porch surrounds three sides of the home allowing shade to relax and enjoy the peaceful, scenic views provided by the homes site. Headquarters comfortably provides approximately 3700 sf of living space on the main floor including a den, office, kitchen, spacious sunroom, and 3 bedrooms with 3.5 baths. A second floor provides a game room comprising 700 +/- sf with a half bath.

Uniquely, there is a full sized climate controlled underground basement of 3700 +/- sf underneath the home providing multiple use options for the buyer. A covered equipment shed and pump house with water well is located adjacent to the barn. This well supplies both concrete watering stations with water which can be filled by turning one valve in the pump house.

Trees, Grasses, and Forbs:  Mature Oak varieties, Pecan trees, and other hardwood tree types make up the primary tree canopy on the ranch. Approximately 75% of the ranch is sheltered with mature timber, creating remarkable wildlife habitat.

Robust native grasses including Big Blue Stem, Little Blue Stem, Indian Grass, and Switch Grass blanket pastured areas. Plentiful forbs on the ranch include Catnip, Illinois Bundleflower, Chickweed, and Deer Vetch which provide natural forage for deer while native acorns and food plot crops of wheat and oats provide protein sources. In addition, perennial plants such as Smartweed and Elephant's Foot are wildlife favorites and quite plentiful on Whitetail Meadows.

Topography:  Predominately gravel ranch roads meander through rolling elevation changes of over 110 feet. Such scenic topography creates scenic high points, draws, travel corridors, pinch points, and creek bottoms. There is a ridge line running parallel to the creek with a bottom area between. The bottom area has fertile soils, massive Cottonwoods, and wildlife food plots. At ~985 feet, the southwest corner of the ranch is the highpoint on the property. Higher elevations carry across the southern half of the property. Elevations dip near the center of Whitetail Meadows and decline going north into Denton Creek's watershed; a tributary drainage for Lake Grapevine.

Wildlife/Hunting:  Synonymous with its name, Whitetail Meadows Ranch offers excellent native whitetail deer hunting. The owner has closely and consistently consulted with a Texas Parks and Wildlife Biologist and experts from the Noble Foundation to manage forage components, water resources, and wildlife management at Whitetail Meadows. There are 25-30 acres of food plots planted in wheat & oats annually and strategically located. The owner has farmed and maintained these wildlife plots as an additional food source for the ranch's native deer herd. The food plots are supplemented by corn feeders and hunting blinds have been strategically placed to capitalize on the hunt. Deer counts are closely documented and deer harvesting is highly selective.

In addition to an excellent native deer population, Rio Grande Turkey are quite prevalent on the ranch. Indigenous species of toads, lizards, birds, and insects play their role a very diverse, thriving, and protected ecosystem on Whitetail Meadows.

Water:  Water resources on Whitetail Meadows are prevalent and a significant feature of the property. Water sources include: 1+ mile of Denton Creek, 8 ponds, 4 water wells, and two in-ground well-supported water troughs. At least two of the ponds are also supplemented by well water.

Taxes:  There is an Agricultural Exemption on the majority of the property, with a Homestead Exemption on the remainder. Ask Broker for details.

Minerals:  No minerals are offered and there are no oil & gas wells on the ranch.

Utilities:  Four separate water wells service the improvements on the property. Electricity services all applicable improvements on the ranch and the home is supported by a generator in the event of a power loss. Underground septic systems are in place for all inhabitable improvements.
