Location: Lonesome Crow Ranch is located approximately 80 miles NW of Fort Worth, 115 miles NW of Dallas and 17 miles NW of Jacksboro, TX.

Directions: From Fort Worth, TX take Highway 199 NW to Jacksboro, TX. Highway 199 will merge with Highway 281 SW of Jacksboro. Continue on Highway 281 North (Main Street) into downtown Jacksboro, TX. Turn right (north) on Highway 148. Continue 4.89+/- miles on Highway 148 and turn left (west) on FM 2190. Continue on FM 2190 for 8.5 miles to the deeded entrance into the property. The ranch is located 1.69+/- miles off of FM 2190. The access is achieved via a deeded easement on a well-constructed all weather caliche road through an electric main gate located on FM 2190.

Overview: It is increasingly more difficult to find a quality hunting ranch with good topography, mature hardwoods, creeks and wildlife in this size range within 2 hours of the D/FW metroplex. Lonesome Crow Ranch is exactly that. It offers end of the road privacy and is a perfect hunting ranch to take your kids and family for irreplaceable time in the outdoors.

Terrain: The high point on the property sits at 1100' above sea level. There is approximately 100' of elevation change with McBee Branch meandering through the center of the property. There are 3-4 separate high points on the ranch providing for a diverse landscape and exceptional views.

Habitat: Tree cover consists of cedar elms, post oaks, a few live oaks, cedars and mesquites. Grasses are native and there is a good variety of woody shrubs/ browse that are beneficial to the wildlife.

Creek: Three separate creek draws converge on the property into McBee Branch. McBee Branch is a hardwood lined seasonal creek that flows during times of wet weather and typically has pools of water year round. McBee Branch is a great source of water for wildlife and cattle. A steel pipe bridge is in place and provides access to both sides of the creek.

Ponds: There are two stock tanks on the property. One tank is located in a draw on the SW portion of the property in the hills. A second pond was recently built in the lower, deeper soils not far from the creek. The second pond has an electric underground water pump with piping in place for drought times. This pond can provide excellent duck hunting and watering hole for wildlife or cattle.

Wildlife: Whitetail deer are commonly seen along with turkey, dove, feral hogs and ducks during winter months. The property is intensively managed by the current owner and is in excellent condition. It is predominantly hunted by the Owner and has not been leased to outside hunters with minimal pressure.

Cattle: There is not a cattle lease affecting the property and there are no cattle currently on the ranch. The property is perimeter fenced and could conservatively support 1 animal unit per 20 acres.

Cultivation: There are currently four (4) maintained wildlife food plots throughout the property ranging from .2 acres to 2.2+/- acres. The food plots are strategically located in the deeper soils in the McBee Branch valley running between the ridges on the east and west side of the property. These food plots attract an abundance of wildlife. There are two (2) other food plots that weren't planted in 2014, but were in 2013.

Improvements: No permanent structures are located on the property besides the water well, fencing, and pipe bridge.

Utilities: There is electricity to the hunting camp area and a good quality water well. The water well is believed to pump approximately 50 gallons per minute.

Minerals: There is no active production inside the boundaries of this property. Owner is pooled in two existing wells located off the property and will convey the interest owned with a suitable offer.

Easements: There is a deeded easement providing good access to the property from FM 2190. A nice electric gate with stone columns greets you on FM 2190 and the easement road is an all-weather caliche road in excellent condition. The location gives the ranch privacy and seclusion with good access. North of the fenced entry into Lonesome Crow Ranch (on the same easement road accessing the property) is a 400' easement through Lonesome Crow Ranch. This easement barely clips the north end of the property and provides access to an O&G location. The owner has constructed the main entry gate and fenced south of the easement road to secure the property. This property is located at the end of the easement road so there is very little traffic.

Fences: The fences are well maintained and have five strands of barbed wire. A lot of the fencing is fairly new with steel post construction. There is some interior cross fencing and the wildlife food plots are not fenced.

Taxes: The property is currently Agriculturally Exempt through a Wildlife Management Exemption. Property taxes for 2014 were $147.70.
