Location: Little Cypress Ranch is located approximately 6.5+/- miles south of Harleton, Texas, with access from HWY 154. The ranch is also 9+/- miles north of Marshall, 21+/- miles from Longview, 42+/- miles from Shreveport and ~153 miles east of Dallas, Texas.

Trees, grass, forbs: The ranch's fertile soils foster upland Coastal Bermuda pastures and Bahia grass in the south pastures. The bottom land pastures maintain native grasses throughout the property as well as diverse stands of mixed hardwood and pine. Historically, the southern pastures have been lightly grazed or have been in hay production for optimum production. The bottom land pastures have been grazed seasonally and all are setup for rotational grazing. Tree cover consists of ~ 260 acres of bottom land hardwoods and over ~160 acres of upland mixed hardwood and pine timber. Species include a wide variety of oaks, walnut, hickory, river birch, bald cypress, pine, and black gum among others. The timber has been cruised recently (November 2018), ask Broker for details. Water: The is an abundance of water dispersed across the ranch that includes 4 ponds, one of which is spring-fed as well as a 19.7+/- acre lake. Lawrence Creek, a spring fed sandy bottom creek, spans the property from south to north and runs most of the year. Lastly, you'll find a winding ~2.5 miles of Little Cypress Bayou frontage that seasonally floods providing water to several wetlands found on the north end of the ranch and flooded green timber along the banks. These wetlands have been historically known to produce some excellent waterfowling opportunities.

Topography: Little Cypress Ranch possesses over 90 feet of elevation change with rolling to flat terrain that is easily accessed by truck or ATV.

Wildlife and fisheries: The owners have meticulously hunted this property over the last 30+ years with Texas Parks & Wildlife having conducted deer density surveys and submitting harvest recommendations to help with over all management. There is a healthy population of Whitetail deer in this part of Harrison County and plenty of other wildlife species for recreational enjoyment. The abundance of surface water and amount wetlands provide incredible waterfowl habitat for migrating ducks and geese. An array of waterfowl species can be found wintering on the property including a variety of Teal, Mallards, Gadwalls, Wood Ducks, Pintails, Wigeon and occasionally Canada Geese. The main lake offers excellent fishing opportunities as well as additional waterfowl habitat.

Livestock production: This ranch offers over ~400 acres of grazing potential and is setup well for rotational grazing. The meadows around the lake and on the southern portion of the ranch have been previously limed, fertilized and managed for hay production/grazing. The landowner has lightly grazed the property over their years of ownership. While the ranch may carry more head they have run up to 200 AU's. There is an older set of working pens located on the ranch for convenience of managing the heard.
