Location: Three Springs Ranch is located in NW Choctaw County, OK. approximately ~9.5 miles due north of Boswell, OK. The property is located on N 4010 Road including approximately 1/2 of a mile of frontage for convenient all - weather access.
Tree Cover: Tree cover makes up approximately 60% of the ranch's surface with the balance in native and improved pastures. Majestic hardwood species such as Live Oak, Red Oak, Hickory and Pecan dominate the creek lines/bottoms with an occasional Cottonwood, Elm or Cedar tree interspersed. Collectively, there is excellent diversity including towering timber and grass laden meadows.
Terrain: Hardwood lined creek bottoms, rolling topography and fertile green pastures exude on Three Springs Ranch. With over ~100' of elevation change, the ranch offers scenic views, draws, pinch points, wildlife travel corridors, potential pond dam sites and potential home sites. Wildlife: Being located north of the convergence of the Clear Boggy and Muddy Boggy Creeks, this is a prime location for wildlife to thrive. There is an abundance of White Tail Deer, and Eastern Turkey native to this location. This particular section of Choctaw County harbors thousands of migratory waterfowl in the fall and winter months and is also well known for above average to excellent free range deer quality.
Water: Two dominant creek channels (with multiple side channels) exist on the property with one traversing the property east to west. True to the ranch's name, multiple natural springs provide consistent water supply into the creek channels. One pond is located in the southwest quadrant of the property. One abandoned water well of unknown condition is located near the midpoint of the western boundary. Rural water supply is located near the northwest entrance to the property.
Improvements: There are three gated entrances along the county road for convenient access to the property. The south boundary fence has been replaced recently and gravel employed to navigate a major creek crossing.
Fencing/Cattle: All fences have been maintained and updated as needed to hold cattle. Fences are in fair to good condition in most areas. Three Springs is capable of carrying approximately 16-18 AU's with potential hay production in interspersed meadows.
Easements: Easements effecting the property include residential utility easements (west boundary) for rural water and residential electricity.
Surface Leases: The owner currently has a verbal grass lease with a tenant cattleman.
Minerals: Exact mineral ownership has not been determined; however, Seller will convey any owned mineral interest with an acceptable offer.
