Location:  Jones Valley Ranch is located 6.5 miles northwest of Forestburg in southern Montague County, about 73 miles from Fort Worth and 84 miles to Dallas. The Red River, which forms the northern boundary of Texas, lies about 30 miles north of the property. Lake Ray Roberts, a popular destination for fishing and recreation, is just 35 miles east. Other notable nearby towns include Bowie to the west, Decatur to the south, and Denton to the southeast.

Access: The ranch can be accessed via two separate entrances: one on the west side off Netherly Lane and one on the east off Dye Mound Road. The west entrance offers approximately 3,080± feet of all-weather caliche road frontage for convenient access. The east entrance off Dye Mound provides an additional 1,081± feet of road frontage. Both entrances feature automatic pipe gates with keypads for secure access.

Topography: The land features rolling terrain with elevation changes of approximately 230 feet. The highest point of the ranch is along the east side of the property, offering stunning views. From there, the land slopes down into “Jones Valley,” which continues as it exits the ranch on the south.

Terrain: Jones Valley Ranch features a well-balanced landscape, with approximately 50% wooded areas and 50% open pastures. Tree cover is primarily post oak, along with a mix of native species including elm, pecan, cottonwood, willow, hickory, and cedar. The mature timber provides excellent wildlife habitat, shade for livestock, and an ideal setting for future ranch improvements.

The property includes two fenced pastures: the East Pasture at 160± acres and the West Pasture at 182± acres. A cross fence between the two pastures allows for rotational grazing. The pastures consist of native and improved Bermuda grasses, providing high-quality forage for cattle. Two sets of steel working pens— the main set on the west side and a secondary set on the east side. Carrying capacity is believed to be 25-30 animal units. Pastureland and grasses in excellent condition.

Water Features:  Jones Valley Ranch includes three stock tanks and a 6½-acre soil conservation lake. These water resources provide reliable water for livestock while offering recreational opportunities. The ranch sits within the Trinity Aquifer Formation, with groundwater depths ranging from 160 to 280 feet based on nearby wells. The property currently has no functional wells.

Wildlife:  Wildlife populations are healthy, and hunting is excellent due to light pressure and good wildlife habitat. The ranch supports a thriving native wildlife population, including whitetail deer, Rio Grande turkey, hogs, dove, and waterfowl.

There are currently two hunting setups, each with a blind and feeder. Select areas could be cultivated as food plots to further enhance the habitat and support the native deer herd. Waterfowl hunting can also be excellent on the lake during the winter months. 

Fences and Trails:   The property is fully fenced with internal cross-fencing, all in excellent to good condition. Automatic gates are in place for convenience. Graveled entry and interior roads as well as dirt roads wind through the property, connecting key areas of interest. 

Improvements:  There are no structural improvements.

Leases: There is no grazing or hunting lease.

Easements: There is a gas pipeline that runs a short distance down the south fence having minimal impact on the property.

Minerals:  No minerals. There is one active oil well. Other well sites are cleaned up and operator has plans to plug. 

Utilities: Electricity is available through Wise Electric Coop. 

School District:  Forestburg Independent School District

Taxes:  2024 Property taxes were approximately $433.31 with an ag exemption in place.
