Location: Green Acres Ranch is located approximately 5 miles southeast of Leesburg, Texas, with road frontage on both FM 1519 and County Road 3218 for all weather access. For convenience, there are also several entrances along County Road 3218 to access each separate pasture located along the east side of the ranch.
Overview: Green Acres Ranch is a productive and clean 114+/- acre ranch offering the owner a turnkey combination ranch in a very desirable area of East Texas. The ranch has incredible rolling pastures, three stock ponds, giant Pecan trees, abundant wildlife and offers multiple building sites to the future owner. Trees, Grasses and Forbs: Tree cover consists of Pine, various Oak species, large pecan, hickory, locust, native browse, shrubs, and a variety of other tree species. A contiguous stretch of mature mixed hardwoods winds its way from the south boundary up through the interior of the ranch, providing ample cover for wildlife and an excellent opportunity to hunt. Fertile, sandy loam soils foster Coastal Bermuda pastures which are dominate to native grasses throughout the property.
Topography: Rolling to flat terrain with noticeable elevation change provide a scenic view of the countryside to the west and south, while maintaining privacy from the east and north. Such diversity offers the landowner several options for potential building locations for a future home site.
Wildlife and Fisheries: This ranch has not been hunted in recent years. However, there is an abundant deer population in this region of Camp County and plenty of other wildlife species for recreational enjoyment.
Livestock Production: This ranch offers nearly 85 acres of highly improved pasture, which is rotationally grazed, fertilized and managed for optimum production. All fences have been maintained and updated by the tenant as needed to hold cattle. Perimeter fencing is in good to fair condition in most pastures with some stretches requiring additional work. Cross fencing is in good condition and well placed for rotational grazing. Trap pens are centrally located within three of the pastures for efficient gathering and moving of cattle. Currently the tenant is lightly grazing approximately 35 AU's, but the ranch certainly has the resources to support more. The tenant has worked diligently to maintain fencerows and wire gaps throughout the property as well as strategic placement of hay storage pens across the ranch.
Water: The ranch has abundant water which is available in three of the pastures. It includes three stock ponds in which cattle can easily be turned onto from any pasture on the property. There is also a well located on the north central portion of the ranch providing a quality source of water near a future barn or home site.
Electricity: Electricity runs parallel to the CR frontage and along FM 1519 south of the ranch.
