Location and Access: The property is located less than 3 miles northeast of Coleman and 4 miles south of Wapanucka, OK., 30 minutes northwest of Durant, OK., 2 hours southeast of Oklahoma City, OK., and 2 hours northeast of Dallas, TX.  The main entrance to the Depot 2111 Ranch is located on Hedge Road with secondary entrances located on Featherstone Road, Buttlerfield Crossing and Boggy Depot Road.  The Atoka Municipal Airport is located approximately 15 miles away, while the Durant Regional Airport lies approximately 37 miles from the ranch gate.

Habitat & Topography: The ranch offers a variety of mixed-use habitats at the junction of the Red River Plains and Arbuckle Regions of Oklahoma.  Cross timbers and riparian woodland ecosystems provide a blend of open pasture, Live oaks, Post oaks, Blackjack oaks, and Cedar Elm among others.  Pastures on the ranch are robust and fertile having been improved with Coastal Bermuda grass for grazing and hay production. Native grasses are prevalent throughout the northern most quadrant, woven through sleek, mature hardwoods and live creeks lined with granite and other native rock outcroppings. The soils primarily consist of both sandy and clay loams.  Elevation change is approximately 80 feet across the property creating multiple scenic draws, pinch points, and home sites. 

Improvements:  All weather county roads provide excellent access into the property while interior roads and trail systems provide access to the property throughout.  Two well-constructed custom homes comprising 2,000+/- square feet of living space each with tasteful interior finishes and stone exteriors compliment the ranch.  While underground storm shelters help insure safety, R-panel barns, working pens and equipment sheds make all aspects of ranch management very functional on the Depot 2111 Ranch!  Nurtured improved grasses, fencing, and cross fencing lend well to livestock production and rotational grazing.  A dam yielding 3+/- acres of surface water and over 21 ponds yield copius water for livestock, wildlife and recreation!  Electricity has been run into the property in multiple locations.  Additionally, there are RV hookups with water and power found along the northwest portion of the property, accessible from the county road. Agriculture Production: The ranch currently, conservatively supports a cow-calf operation ranging from 250 to 300 animal units. 100 +/- acres of wheat production provides flexibilty for grazing and/or baling needs. Average hay production yields between 100 and 150 bales per year. The ranch is currently operated together with the contiguous Depot 590 Ranch which produces the majority of the hay production needed for current livestock operations. The Depot 590 Ranch produces approximately 950 round bales per year.  Working pens located along the southern entrance of the Depot 2111 Ranch feature, water, power, office space including a full bath, a Silencer squeeze chute and digital scales.  

Wildlife, Hunting and Fishing:  The Depot 2111 Ranch offers an abundance of wildlife and sporting opportunities! Whether your passion involves angling or the pursuit of White-tail deer, turkey, ducks, doves, hogs, or predators, you will find no shortage here. Free range deer quality is excellent!  Located within a productive zone of the Central Flyway, there is potential for good waterfowl hunting at the lake site and multiple pond locations during migration. The thick wooded corridors in the northern quadrant of the ranch provide plentiful cover and sanctuary areas for the wildlife to thrive. The 3+/- acre pond located on the property is believed to be in excess of 15 +/- feet at its deepest point and offers fishing for Largemouth Bass and other game fish species. 

Water Features:  Both surface and subsurface waters are abundant throughout the property. The primary body of surface water includes a 3+/- acre lake, over 20 smaller stock ponds and multiple tributaries of Sandy Creek.  Well water supply exists to the home sites.

History:  The Depot 2111 is found along the historic Butterfield Overland Mail route, which was the first transcontinental mail route.  It connected to Boggy Depot to the northwest of the ranch, and it is at Boggy Depot that Choctaw chief Allen Wright is credited for proposing the name Oklahoma.  From the American west, to the Civil war, this ranch is located in a history rich environment.  With stories of Texas Ranger shootouts, buried treasure, and rich native american history, the Depot 2111 offers more than just an outstanding combination ranch!

Easements:  The only easements known to Broker are for residential electric lines and rural water supply.

Utilities:  Electricity lines enter the property in multiple locations.  Domestic water wells are located at each home site.  Rural water and a water well service the working pens on the south side of the property.
