Location and Access: The property is located less than 3 miles northeast of Coleman and 4 miles south of Wapanucka, OK., 30 minutes northwest of Durant, OK., 2 hours southeast of Oklahoma City, OK., and 2 hours northeast of Dallas, TX. The main entrance to the 590 Depot Ranch is located on the east side of Highway 48 with secondary entrances located on Cat Cave Road and Featherstone Road. The Atoka Municipal Airport is located approximately 15 miles away, while the Durant Regional Airport lies approximately 37 miles from the ranch gate.
Habitat & Topography: The ranch offers a variety of mixed-use habitats at the junction of the Red River Plains and Arbuckle Regions of Oklahoma. Cross timbers and riparian woodland ecosystems provide a blend of open pasture, Live oaks, Post oaks, Blackjack oaks, and Cedar Elm among others. Pastures on the ranch are robust and fertile having been improved with Coastal Bermuda grass for grazing and hay production. Native grasses are prevalent throughout the northern most quadrant woven through sleek, mature hardwoods and live creeks lined with granite and other native rock outcroppings. The soils primarily consist of both sandy and clay loams. Elevation change is approximately 45-50 feet across the property creating multiple scenic home sites.

The primary body of surface water includes a 10+/- acre lake, over 10 smaller stock ponds and multiple tributaries of Sandy Creek. Rural water supply exists to the home site and certain locations in the pastures.
Easements: The only easements known to Broker are for residential electric lines and rural water supply.
