Location and Access: The property is located less than 3 miles northeast of Coleman and 4 miles south of Wapanucka, OK., 30 minutes northwest of Durant, OK., 2 hours southeast of Oklahoma City, OK., and 2 hours northeast of Dallas, TX.  The main entrance to the Boggy Depot Ranch is located on Hedge Road with secondary entrances located on Highway 48, Cat Cave Road, Butterfield Crossing, Featherstone Road, and Boggy Depot Road.  The Atoka Municipal Airport is located approximately 15 miles away, while the Durant Regional Airport lies approximately 37 miles from the ranch gate.

Habitat & Topography: The ranch offers a variety of mixed-use habitats at the junction of the Red River Plains and Arbuckle Regions of Oklahoma.  Cross timbers and riparian woodland ecosystems provide a blend of open pasture, live oaks, post oaks, blackjack oaks, and Cedar Elm among others.  Pastures on the property are robust and fertile having been improved with Coastal Bermuda grass for grazing and hay production. Native grasses are prevalent throughout the northern most quadrant, woven through sleek, mature hardwoods and live creeks lined with granite and other native rock outcroppings. The soils primarily consist of both sandy and clay loams.  Elevation change is approximately 45-50 feet across the property creating multiple scenic home sites. 

Improvements:  Highway 48 frontage and all-weather county roads provide excellent access into the property while interior roads and trail systems provide access to the property throughout.  Nurtured improved grasses, fencing, and cross fencing lend well to livestock production and rotational grazing.  Lake dams yielding 10+/- acres and 3+/- of surface water, over 31 ponds, water wells and rural water meter sets provide tremendous access to water for domestic needs, watering livestock and wildlife species.  Two custom homes comprising approximately 2,000 square feet of living space each are located on the property.  Both homes possess tasteful interior finishes with stone exteriors.  Electricity has been run into the property and is or can be made avaiable in multiple locations.  Working pens, r-panel barns, and equipment sheds compliment all aspects of ranch management.  Working pens located allong the southern entrance feature, water, power, office space with full bath, terminator squeeze shoot and digital scales. Agriculture Production: The ranch currently, conservatively supports a cow-calf operation ranging from 250 to 300 animal units.  Hay production is comprised of Coastal Bermuda and winter wheat.  Average hay production yields between 1,000 and 1,100 round bales per year. 

Wildlife, Hunting and Fishing:  The Boggy Depot Ranch offers an abundance of wildlife and sporting opportunities! Whether your passion involves angling or the pursuit of White-tail deer, turkey, ducks, doves, hogs, or predators, you will find no shortage here. Located within a productive zone of the Central Flyway, there is potential for good waterfowl hunting at the lake sites and multiple pond locations during migration. The thick wooded corridors in the northern half of the ranch provide plentiful cover and sanctuary areas for the wildlife to thrive. Free range deer quality is excellent!  The lake sites located on the property are believed to be in excess of 15 +/- feet deep at their deepest points and offer fishing for Largemouth Bass and other game fish species. 

Water Features:  Both surface and subsurface spring waters are abundant throughout the Boggy Depot Ranch. The primary body of surface water include two lake sites, over thirty stock ponds, and multiple tributaries of Sandy Creek.  Rural water supply exists as do water domestic water well locations at the home sites.  Metered water also serves certain locations within the west pastures.

History:  The Boggy Depot Ranch is located along the historic Butterfield Overland Mail route, which was the first transcontinental mail route.  It connected to Boggy Depot to the northeast of the ranch, and it is at Boggy Depot that Choctaw chief Allen Wright is credited for proposing the name Oklahoma.  From the American west to the Civil war, this ranch is located in a history rich environment.  With stories of Texas Ranger shootouts, buried treasure, and rich native american history, the Boggy Depot Ranch offers more than just an outstanding combination ranch.

Easements:  The only easements known to Broker are for residential electric lines and rural water supply. 

Utilities:  Residential electricity lines enter the property in multiple locations.  Domestic water wells serve two home sites located on the property.  Rural water supply is available on the west side of the property.
