LOCATION: Located 25 miles north of Decatur, 35 miles northwest of Denton (near the town of Forestburg) and only 60 miles to the DFW area.

ACCESS: The ranch is accessed down an all-weather county road (Bean Farm Rd) and 1.5 miles from paved FM 1655. Very secluded and plenty of privacy since Bean Farm Rd dead ends at the entrance.

DIRECTIONS: (From Fort Worth): Travel north on I-35 & take Hwy 287 towards Decatur, approximately 12 miles past Decatur turn right on FM 1655 (Alvord). Continue north on FM 1655 for 12 miles (from the railroad tracks), then turn left at Greenwood Lane, go 1 mile (cross over bridge), turn left at first cattle guard / street (Bean Farm Rd), go through locked gate and continue 300 yards until CR dead ends and enter through the red gate that is slightly to the left.

DIRECTIONS: (From Denton): Travel north on I-35 to Sanger, exit FM 455 and turn left, continue west on FM 455 for about 25 miles (towards Forestburg), a few miles before Forestburg turn left on FM 1655, go approximately 2.5 miles and turn right on Greenwood Lane, travel 1 mile (cross over bridge), turn left at first cattle guard / street (Bean Farm Rd), go through locked gate and continue 300 yards until CR dead ends.

TERRAIN: Rolling, scenic and wooded terrain with 50 feet of elevation changes. Property is approximately 75% wooded and there are many draws surrounded by a variety of tree cover.

VEGETATION: A good mix of trees including live oaks, post oaks, elm, cottonwood, mesquite, cedar and several food plots already in place.

WATER: Water well provides water to the cabin. A newly built pond (1+acre) stocked with fish, lake (2-3 acres), two smaller ponds, along with a seasonal creek that meanders throughout the middle of the property and feeds into the large lake.

WILDLIFE: Deer, dove, ducks and turkey are plentiful. Little to no hunting pressure surrounding this ranch.

FENCING: The fences are in good condition. Also, located on county road approximately 200 yards before you get to the ranch front gate as you come in there is a secondary heavy duty metal gate to make the area even more private.

ELECTRCITY: The cabin and barn / well house both have electricity to them.

MINERALS: No production on the property and no minerals available.

COMMENTS: A great all around recreational / hunting property, in a good location (near Metroplex). With the abundance of water, lots of tree cover and established food plots, this place is a wildlife sanctuary.many species call this place home.
