Location: Marshall 110 Ranch is located in a scenic area of Marshall County, OK, less than 2 hours from Dallas, TX. and 2 hours from Oklahoma City. The nearest town is Kingston, OK. (7 miles NW). County Road access to the ranch's entry gate is provided by Lasiter Road and is located along the ranch's northern boundary. Access to the ranch can be attained via either Lasiter Road or Rock Creek Road.

Overview: Marshall 110 Ranch is a scenic combination agricultural/recreational ranch with close proximity to Lake Texoma as well as the Dallas/Ft. Worth and Oklahoma City metro areas. Wildlife and sportsmen benefit collectively from diversity in cover, terrain and over a mile of two-sided creek frontage provided by a main artery of Lake Texoma's Caney Creek. In addition, there is sufficient improved and native grasses for livestock income or associated hay production. The ranch is located approx. 3 miles from the Caney Creek Recreation Area.

Trees: Mature Oak, Pecan, Elm, Hickory and Cedar make up the primary tree canopy on the ranch. Approximately 60% of the ranch is sheltered with mature tree cover, creating remarkable wildlife habitat.

Grasses: The northeastern 20 - 25 acres of the ranch possesses improved Bermuda pastures with associated terraces for irrigation. The majority of the Marshall 110 contains native grasses including Big/Little Bluestem and occasional patches of Indian Grass.

Topography: Rolling elevation changes of over 70 feet give the ranch desirable "relief" that is highly unique for this area. At ~731', the northeast corner of the ranch is the highpoint on the property. Elevations dip near the northwest and southwest corners of the ranch and into Caney Creek's watershed, a tributary drainage for Lake Texoma. This drainage ranges in depths up to approx. 20 ft., and holds water at various times during the year at varying depths/amounts. The eastern and central areas of the property feature gradual roll providing several pinch points and drainages.

Lake Site / Draw: "A River Runs through It" experience is had near the south central portion of the ranch where elevations and land contours fuse creating potential lake sites via the Caney Creek tributary that runs completely through the property. The tributary is fed by Lake Texoma and holds/moves water at various depths and rates throughout the year. This area of Marshall County averages over 41 inches of rainfall annually and the lake site's capture basin appears more than adequate for lake level maintenance.

Wildlife: White tail deer and turkey hunting in this location can be excellent. The Marshall 110 ranch has only been lightly hunted. Native forbs, acorns, and Locust beans provide nutrition for deer as do the many acorns. The ranch has an excellent natural foundation for deer habitat. When combined with a planned management effort, the wildlife potential is excellent!

Fishing is convenient and can be quite good with very close proximity to Lake Texoma and its associated tributaries.

Water: In addition to the Caney Creek tributary, the Marshall 110 Ranch has a single pond that is approx. 1/2 acre when full. There is a water well on the ranch with a well head, electricity, and pressure pump in place. The condition of the well is unknown at this time.

Taxes: Approximately $130/year

Minerals: No minerals offered. Currently, there are no oil/gas wells or associated production on the ranch.

Utilities: Electricity exists into the property and is provided by Red River Valley Rural Electric Association. A rural water meter is set and a line runs into the property. Marshall County Water Corp. is the rural water provider.

Improvements: An old farm house is located on the ranch of no significant value. The fences are in fair condition and currently hold cattle.
