Location: The ranch is located approximately ~2 miles south of Antelope, TX, with road frontage on both Prideaux Rd and Hwy 281 for year-round access. The is conveniently located ~84 miles NW of Ft Worth, ~117 miles from Dallas and ~20 miles NW of Jacksboro, TX.

Improvements: The Lodge @ 4 Robertson -The main ranch gate is located off of quiet Prideaux Rd. The paved entry road quickly climbs through a winding hardwood lined setting. Escalating in anticipation, once at the top, the storybook setting coming into full view of the antique relics set amongst the hilltop improvements will captivate the most discerning guests.

Greeted by a vintage gas pump island with lighted globes the nostalgic Route 66 themed fully furnished main lodge, constructed in 2016, features 3,670+/- SF with a 1,800+/- SF wrap-around porch perfect for that morning cup of coffee or evening drinks as you enjoy the vista views to the south. Its open rustic yet modern concept design allows you to bring the outside in, with multiple large rollup doors. The main first floor features a grandiose old world dining table with seating for the whole family, living area, pool table and shuffleboard for evening activities, and private owner's office. Tucked behind the bar is a full commercial kitchen complete with appliances, a full walk-in cooler, freezer, six burner gas cooktop and stainless steel commercial grade sinks ready to accommodate groups large or small. Once evening activities are over family/guests can retreat upstairs to the ~686 SF loft.

For guests/family desiring a more secluded setting there are three (3) 2bd/1bath ~875 sf fully furnished cabins within walking distance of the main lodge. For late evening walks all paths are well lit and strategic landscape lighting has been placed on the hardwoods surrounding the hilltop. It may be difficult for guests to discern whether the ranch is more magical during the day or under the Texas night stars.

An outdoor open air pavilion consistent with the lodge decor is located behind the main lodge and guest cabins for larger gatherings. Other activities at the headquarters include tournament time at the four horseshoe pits next to the guest cabins. For those desiring to test their shooting skills there is a complete skeet/trap range or for the more discerning rifleman/woman, a 1,000 yard shooting range. For guests desiring relaxation then you may have them retire to one of the two fire pits located at the edge of the hillside overlooking the variety of wildlife located on the ranch. One pit is located at the top of the hillside to catch summer/fall breezes. The second pit is located steps down the hillside just far enough down to avoid the cooler winter/spring winds coming across the hilltop. Again, attention to detail was considered on all parts of The Lodge @ 4 Robertson.

Other improvements around the main lodge include a wildlife processing building/walk in cooler, large UTV garage, and water system filtration building all constructed to fit the motif of other focal point improvements.

Located on Hwy 281 is a well-appointed recently remodeled ~2,400 sf 4 bd/3bath ranch house that could be used as a ranch manager home or guest home. Within walking distance is a ~4,350 sf equipment barn and a storm shelter should it be needed for guests staying on the ranch.

The Lake Lodge @ 4 Robertson- The main ranch gate is located off quiet Prideaux Rd. The caliche paved entry road enters through a grand electric gate gently sloping toward the impressive rock lined improvements with views of the 26+/- acre newly constructed lake as the backdrop. Upon exit of their vehicle, guests will be treated to exquisite landscaping around the grounds and a recirculating lazy river in front of the lodge. Water flows from a windmill into a rock lined pool cascading down a rock lined stream and eventually ending its journey into the lake. Large flat stones have been placed over the lazy river at the entry point of the main lodge making it impossible not to feel relaxed upon entry.

The Lake Lodge, remodeled and added on to in 2017, being ~4,078 sf, is the ultimate weekend retreat for large or small groups. The fully furnished lodge features an open full kitchen/dining concept, Master bedroom with a full bath including a fully encapsulated shower and separate freestanding tub inside the shower, large bunkroom (16 custom bunk full beds), smaller bunkroom (custom bunk 1 full and 1 twin bottom beds/2 twin top beds) and one smaller bunkroom (custom bunk 2 full bottom bed/2 twin top beds), and a billiards room. Each bunk has custom walk-up stairs, custom adjustable reading lights for each bed and outlets for charging devices overnight. All bunkrooms have separate bathrooms suitable for the number guests staying in each bunk area. A full bar/lounging area and a workout room overlook ~1,395 sf covered open air patio set with a picturesque 20 person spool (spa/pool) complete with a waterfall. Views of the lake and resident geese complete the setting.

For guests/family desiring more secluded accommodations there is a 2bd/1bath ~1,400 sf fully furnished guest cabin within walking distance of the lake lodge. For late evening walks all paths are well lit and landscape lighting has been placed on the trees surrounding the lake setting. It may be difficult for guests to discern whether the ranch is more magical during the day or under the Texas night stars.

Other improvements around the lake lodge include a 4 car garage complete with a large enclosed utility room to accommodate larger parties on the weekends or special occasions. Additionally, a 12 person underground storm shelter is in place insuring you and your loved ones stay safe in the event of inclement weather. A short drive from the ranch headquarters is a game processing barn complete with a walk-in freezer, walk-in cooler and floor drains. There's also a large ~6,000 sf metal open sided equipment barn

Additionally, both lodges are equipped with 12 person underground storm shelters insuring you and your loved ones stay safe in the event of inclement weather.

High Fenced Wildlife: 4 Robertson Ranch offers world class game sure to be trophies of a lifetime including: 200"+ whitetail deer, audad, axis, blackbuck, blesbock, gemsbock, hybrid and Nubian ibex, mouflon, sambar deer, and scimitar oryx. Native game includes Rio Grande Turkey, dove, migratory waterfowl and an occasional covey of quail.

Topography: Elevation ranges from a low of 979' along the West Fork of the Trinity River and a high point of 1125' above sea level.

Roads/Trails/Fencing: The entire ranch is fenced/cross fenced and in good condition. The property features 5 separate high fenced pastures for hunting different wildlife species. The trails and roads are in exceptional condition and have been meticulously maintained for ease of navigation throughout the ranch.

Water: The focal points of the ranch are the newly constructed 26+/- Acre Lake with flooded timber on the north end of the lake for waterfowl hunting and the West Fork of the Trinity River that traverses the property for ~2.75 miles from west to east in the middle of the ranch. Bridges have been added to make the south side navigable. Plum Creek runs from south to north converging with the West Fork of the Trinity River in the SW portion of the ranch and Sailor Creek runs from north to south converging with the West Fork of the Trinity River on the west/central portion of the ranch.
