Overview: Whisky Branch Ranch is a showcase of abundant surface water (approximately 111.36 acres collectively in 12 bodies of water) and mature timber. The ranch is located just outside of the growing city of Cleveland, Texas, and offers excellent proximity to Houston, Texas. According to census estimates, Cleveland grew approximately 30% in population from 2020 - 2024. Once part of a sand and gravel mining operation, this 526.5+/- acre property is representative of the outstanding water features often created as part of the sand and gravel mining process. The ranch also features approximately 1.59 miles of frontage along the west side of the East Fork of the San Jacinto River, as well as 1.54 miles of frontage on both sides of Whisky Branch. Road Frontage & Location: Whisky Branch Ranch is located immediately adjacent to the southwest of Cleveland. The property has approximately 221 feet of frontage on Texas State Highway 105 along its northern boundary and approximately 1,866 feet of frontage on the new addition to Texas State Highway 105 that bypasses the City of Cleveland to the south.
Surface Water: The surface water found at Whisky Branch Ranch is not only hard to find, but very difficult to replicate. In total, there is approximately 111.36 acres of surface water spread out across 12 bodies of water, with the four biggest bodies of water being 37.3+/- acres, 22.19+/- acres, 16.35+/- acres, and 9.16+/- acres. Each lake appears to have a healthy fishery and presents a compelling opportunity to manage the lakes for trophy bass fishing.
In addition to the gravel pit lakes, the ranch also fronts the west side of the East Fork of the San Jacinto River for approximately 1.59 miles and has 1.59 miles of frontage on both sides of Whisky Branch. The river is located on the eastern boundary line of the property, while Whisky Branch runs through the middle of the property from north to south.
Terrain: Whisky Branch Ranch has excellent stands of mature hardwoods and pine timber. Some of the pine is planted, and some of the pine is old volunteer growth. Substantial timber value is present on the ranch. The ranch is gently sloping with approximately 30 feet of elevation change, with a high point being ~140 ASL and a low point being ~110 ASL. The majority of the ranch appears to be in the floodplain. See attached maps.
A good system of ranch roads and trails provides access across the majority of the ranch.
Wildlife: In addition to the fisheries, whitetail deer, feral hogs, smaller game and varmints, along with a variety of waterfowl species, are found on the ranch. The majority of the ranch lies within the ETJ of Cleveland. There are currently no known hunting/firearms restrictions in the ETJ. A portion of the property near the NW section of the ranch is within the city limits, where firearms are prohibited from being discharged. All interested parties are responsible for verifying this information with the City of Cleveland and Liberty County.
Easements: A transmission line runs through the northern portion of the property from east to west.
School District: The property lies within the Cleveland ISD.
Zoning/City Limits: The majority of the ranch lies within the ETJ of Cleveland. Part of the property does reside within the city limits. Please see the zoning map on the Liberty County Appraisal District's website or the City of Cleveland's website.
