Lakes and Creek: Through the mining operation multiple quarry lakes were created on the property that collectively account for a total of 38+/- acres of surface water and measure approximately 29, 6, and 3 acres in size respectively. The water clarity is incredible, and the fisheries appear to be extremely healthy with plenty of bass, catfish, baitfish, and crawfish. With some management it is believed that these lakes have the potential to produce some really great fishing and waterfowl hunting opportunities.

Terrain: The land is mostly gently sloping with water features scattered throughout and a nice combination of dense pockets of woods and open native pastures. Tree cover consists of cottonwood, elm, bumelia, mesquite, willow, and honey locust.
Hunting and Wildlife: The property has not been regularly hunted in years and is frequented by native game animals such as whitetail deer, turkey, hogs, and varmints, and is a seasonal stop for a wide variety of waterfowl.
Roads and Fences: The north property boundary fronts along Rosenfeld Road for ~2,200 feet with two gated entries, the southeast part of the property fronts along FM 434 for ~1,600 feet, and the west boundary fronts along Jericho Road and Estella Lane for ~950 feet and ~1,000 feet respectively. The interior road system primarily consists of unimproved pasture roads and trails that wind through the property. Fences range in condition from good to poor, with some portions of the boundary that are not currently fenced.
Lease: Approximately 7.33 acres of the property are leased by a long time tenant where a ready mix concrete batch plant periodically operates. The primary term of this lease is for 20 years unless earlier terminated and expires on March 31, 2031. The current Lessee has the right to extend the lease for one additional term of 20 years thereafter.
Easements: There are no pipeline, large transmission line, or neighboring land owner access easements encumbering the property. A 25' water line easement runs from the largest lake to the 7.33 acre lease site and is utilized for fresh water supply to the batch plant.
Utilities: Oncor provides electrical service with lines in place on the property.
School District: Robinson Independent School District
Property Taxes: The property does not appear to be under an ag exemption at this time. Annual property taxes are anticipated to be around $15,500 for 2026.
