LOCATION: Only a few miles North of Sweetwater located on the west side of FM 419 being mostly in Fisher County. Southern portion of the ranch is barely in Nolan Co.

TERRAIN: Rolling, scenic terrain with three named creeks (Rough, Dulaney, Kildoogan) and excellent wildlife habitat. Land has been meticulously brush sculpted for wildlife. Vegetation consists of hackberry, mesquite, native browse, forbs, and grasses.

WILDLIFE: Property has been intensively managed for bobwhite quail. There are also deer, dove, hogs and an abundance of turkey. This is an excellent hunting ranch with 6 quail feeders and a fish feeder.

WATER WELLS & SYSTEM: Two water wells provide an abundance of water to this property. One well is 180 feet and pumps 100 gallons per minute. The second well pumps 15-20 gallons per minute and is 200 feet with 1 horse submersible pump. There are 8 sprinklers scattered throughout the property creating "bugging areas" or wildlife oasis. Well water keeps a clear bass pond full in the center of the property.

LAND MANAGEMENT: Property has been grubbed and debris mulched to benefit wildlife. An excellent system of roads (7 miles) was installed and provides great access to all parts of the property.

FENCING: Owner has removed all interior fencing and perimeter fencing is in good condition. An excellent new fence and pipe entrance was built along the FM road frontage.

IMPROVEMENTS: There is an old rock home located on a hill with privacy not far from entrance on FM road. The house is not liveable, but could be restored. There are also a few dog kennels and a storage shed that are functional.

UTILITIES: Bitter Creek Water Supply provides rural water to the property. Owner has run water to the rustic old home. Electricity is also to property.

MINERALS: Property is leased with an excellent surface use agreement protecting the interior of the property. Drilling locations are only on north fence and far south part of property on FM road. Any drilling activity will have a minor impact on this property.
