Location: Located NE of Bronte, approximately 5 miles. Abilene is 54+/- miles and San Angelo is 32+/- miles away. Property is in Runnels County close to the Coke County line. 

Road Frontage: 1 mile of County Road 103 frontage and .9 miles of County Road 215 frontage. County roads are maintained with good caliche road base and access. The SE corner of the property is .3 miles from paved FM 384. 

Directions: From Bronte, TX, go north on Hwy 277 for 1.4 miles to FM 384. Go east on FM 384 for 3 miles until CR 103. Go north on CR 103 for .84 miles until a 90 degree turn (property starts here) and then go .57 miles to the property entrance. 

Terrain: Rolling terrain with 40 feet of elevation change. Higher uplands on the east side of the property yield impressive views of Hog Mountain to the west. Hog Creek meanders through the SW corner of the property for .46 miles and another drainage runs though the property for 1 mile, both with seasonal holes of water.  

Trees & Grasses: Primarily mesquite trees with some cedar on the east side of the property as well as a variety of browse and forb species common to the area. Native grasses are in good condition and ready for livestock.     

Improvements: There is a water well, windmill, holding tank, shed, steel cattle pens, and a sea container with lean to.  

Water: There are 4 stock tanks providing water to livestock and wildlife as well as seasonal holes of water along the drainages. A functioning water well is located on the property and groundwater in the area is good with area wells being 160 feet deep and producing 4-6 gallons per minute.  

Cultivation: There are 3 fields being approximately 50, 44, and 125 acres in size. The fields are not being currently farmed and have some regrowth mesquite. Winter wheat is commonly farmed in the surrounding area.  

Hunting & Fishing: Whitetail deer, turkey, feral hogs, dove and bobwhite quail. A couple of the stock tanks provide good fishing opportunities and can attract a lot of dove. There are no hunting leases in place. 

Dove Hunting: Worldclass dove hunting potential. The fields could be brought into cultivation with wheat and sunflowers being planted as a food source. Stock tanks would serve as the water source. Dove hunting has historically been exceptional around the stock tanks and Income potential could be good.   

Minerals: Negotiable. Owner is believed to own 25% of the minerals. There is no oil & gas production. 

Utilities: Electricity is provided by Taylor Electric Cooperative. A water well provides water to a water trough at the pens. There is a 138KV electric transmission line running down the west side of the property.
