Location: 55 minutes from Dallas, located in a great part of Kaufman County between Wills Point and Terrell with quality neighboring properties. The physical address is 11642 County Road 346, Kaufman, TX 75161. Broker can also text a location pin to the entrance. 

Directions: From I635, go east on Hwy 80 (or I20) through Forney to Interstate 20. Take Interstate 20 until FM 2728. Go north on FM 2728 to the town of Elmo and then continue on FM 2728 North of Elmo for 4 miles until taking a right on County Road 346. Go exactly 1 mile and the entrance to Tres Gallos will be on your right at a 90 degree turn in the road.    

Terrain: Rolling to level topography with seasonal tributaries of Rocky Cedar Creek meandering through the property with several other drainages. Soils are sandy to sandy loam in the upland areas with darker soils along the creek drainages. 

Vegetation: In the Blackland Prairie ecoregion of Texas, this property varies from heavily wooded hardwood forest to native prairie pastureland. Prairies consist of a sandy loam soil with plum thickets, sumac, cedar elm, mesquite, clover, and bunch grasses. Timbered areas have massive oak trees, bois d’arc, some cedar and a variety of hardwoods. Property is 2/3 wooded and 1/3 pastureland with excellent wildlife habitat. 

5+/- Acre Private Lake: The lake was designed in 2014 by Lochow Pond & Lake Management and built by a local dirt contractor. Lochow stocked and managed this fishery. The lake is extremely well-built with good water quality, clarity and depths up to 35’ deep when constructed. The lake stays mostly full and provides excellent fishing, swimming, and duck hunting opportunities. Largemouth bass lake record is 10.8 lbs., but the hybrid bass population steals the show. Hybrid bass up to 10 lbs. are pellet trained and easily caught by anglers of all skillsets. Tilapia are added annually during the winter to supplement the forage fish. Fish are removed regularly to manage the populations and grow larger fish. Big limestone rocks were brought in from Justin, TX and set up around the lake to be utilized as fishing platforms, making fly casting a pleasure. Cattails have been contained by excavating the shoreline in areas to prevent an invasion of the entire shoreline. Some patches of cattails have been left for fisheries and aesthetics. There are two Texas Hunter fish feeders in place to supplement the fish population as well as a floating boat dock. 

Party Barn: This 5000+/- square foot metal building was built in 2016 and has 1800+/- square feet of living space and 3200+/- square feet of barn. It is set up for entertainment with a large bar, antique ceiling tiles over the bar area, exposed air ducts, oven/ cooktop, 2 sinks, shuffle board, pool table, seating areas, flatscreen televisions and garage door windows. Garage doors open to the 1000+/- square feet of exterior covered porches with hot tub, seating area, Big Ass fan, gas grill and nearby campfire patio, all overlooking the lake. There are also 2 private bedrooms with exterior access, a mudroom and a ½ bath serving the entertainment area. Bedrooms have cedar planed walls with cedar trees harvested off the property. Yard is irrigated with newly planted and irrigated live oaks. There are also tankless water heaters, a rhino gun safe, surveillance system, 1000-gallon propane tank supplying the party barn and red barn with gas, and much more. 

Red Barn House: This impressive 2000+/- square foot building was built in 2016 and is two stories. Living area/ kitchen has a stone fireplace, half bath and a contemporary feel. There are 2 bedrooms downstairs with a jack & jill bathroom between them. A wash room with washer and dryer is downstairs next to a second full bathroom. A bunkroom is upstairs with two sets of custom-made bunkbeds and two single beds (all with pull out trundles underneath). Bunkroom can sleep up to 10. Central heat and air, tankless water heater, small front and side porches round out this comfortable home overlooking the lake. 

Original Home: Approximately 3075 square foot two-story farm house built in 2003 is located in a grove of mature, manicured oak trees with two large pine trees in the front yard. The master bedroom is downstairs with a master bath, living area, kitchen, a ½ bath and laundry room with a washer & dryer. Upstairs there are 3 bedrooms and a 4th room that could be used as a study or bedroom. A jack and jill bathroom is located between the bunkroom and one of the bedrooms. The third bedroom has a private bath. There is also an attached 2-car garage, aerobic septic system, an outside storm cellar, covered porches, with one being screened in to enjoy a bug free evening. This house has been used as a permanent residence and is in very good condition. 

Treehouse: Extremely unique and impressive treehouse with zipline and swinging bridges. Treehouse is built right and setup for overnight stays with a generator and propane tank to run lights and A/C with heat. Views overlook a nice sized pasture sprigged with Jiggs Bermuda and a wildlife food plot with deer feeder making this a worldclass overnight deer blind. All cedar support beams were cut on the property. There are two (2) single beds and a loft area with a queen-sized bed, all surrounded by windows. Lights are in the trees and there is a nearby outhouse. 

Furnishings & Other Items: Furniture, towels, sheets, silverware, plates and everything a new owner needs to enjoy the property are included. Other included items are the gun safe, rugs, light fixtures, all appliances, and more. Gun safe is made by Rhino Ironworks CIWD7256X 85 Minute Fire 76 Long Gun 16 Pistol Pockets. Bar stools, double sided couch and a few other items were custom made. Some personal items will be excluded.  

Entrance: Drive-up appeal is impressive with a massive overhead wood beam, electric steel gate, two half walls, nicely landscaped with lighting to greet guests during the evening hours.  

Surface Water: There are 5 bodies of water with 3-4 being in great shape providing excellent fishing and duck hunting opportunities. The featured body of water is the 5+/- acre managed lake (see above details). 

The Back Lake: There are 2 islands in this heavenly 2.5+/- acre bass lake. Lilly pads cover a lot of the surface during the summer months making this an exceptional place to throw an artificial frog. Over fifteen bass weighing 8+ lbs. have been caught out of this lake in the last few years. A good population of crappie is also present.  

Catfish Pond: This pond is the centerpiece of the clay pigeon course. It is 1+/- surface acres and provides great opportunities to catch plenty of catfish for a fish fry. 

Duck Pond: This small pond is surrounded by hardwoods dropping acorns which can really draw in the ducks during the fall and winter months. 

Wildlife & Hunting: Whitetail deer in the 150 B&C class range have been harvested and seen on a regular basis. These are all native deer with excellent local genetics. One neighboring property is high game fenced, but otherwise this is a low fenced area. Bald eagles and osprey can be seen from time to time around the lake. Feral hogs are kept under control via trapping and hunting. Waterfowl hunting can be excellent with 200+/- ducks being harvested in the 2022-2023 season. Duck species include mallards, wood ducks, and a variety of other ducks common to this area. There are also some greater Canadian geese that show up from time to time. Overall hunting is extremely good. 

Shooting Center: There is a first-class Five Stand setup surrounding the catfish pond designed were all clay pigeons land in the pond leaving no mess or cleanup. Remote controlled throwers launch clay pigeons from a variety of locations challenging the most experienced shooters. There are currently 6 enclosed, solar clay pigeon throwers and a 25’ X 25’ covered pavilion with flagstone and decomposed granite keeping shooters out of the rain and sun. A pistol range and 300-yard rifle range (targets at 100, 200, and 300 yards) are also found at this location providing a variety of shooting opportunities.  

Hunting Blinds & Feeders: There are three (3) 8’ X 8’ high quality, fiberglass Kantex deer blinds on 15-foot platforms that were recently painted. Additionally, there are two (2) supplemental protein feeders, 5 spincast corn feeders and 2 feed pens. All blinds and feeders are included.  

Fencing: Fencing is generally in good condition with one stretch of high fence on the western side of the property. The northeast/ east fence is in poor condition. 

Internal Roads & Access: There is an excellent system of roads providing access throughout the interior of the property. Much of the road system is all-weather with culverts in place allowing for travel in adverse conditions. 

ATV Track: There is a small off-road track with jumps and berms great for motorcycles and all-terrain vehicles of all types. Kids can spend hours having a blast navigating this track. 

Easements: There are two gas pipeline easements crossing the Northeast corners of the property. These maintained right-of-ways are great locations for wildlife food plots and viewing game.   

Front Pasture/ Hay: There is an arrangement with a local farmer/ rancher to bale hay off the pastureland. He fertilizes, weed sprays and gets to keep the proceeds from the sale of the hay. In return, the owner gets a well maintained and mowed pasture that is inviting to guests. Jiggs Bermuda was sprigged in this area and another. 

Barn: There is a 40’ X 50’ equipment barn hidden in the woods where the 2014 John Deere 5075E Tractor and implements are kept. There are drive-thru doors and gravel floors. Miscellaneous ranch supplies is kept in this location out of sight from the improvements and entertainment areas. 

Electricity: Electric provider is Trinity Valley Electric Cooperative.  

Rural Water: Able Springs Rural Water provides water to all the improvements. There is no groundwater or water wells in this area.  

Minerals: Unknown.   

School District: Wills Point ISD  

Property Taxes: Annual property taxes for 2022 was $16,617. Property is ag exempt through wildlife management and there are no cattle on the property.
