Overview:  SPRINGTREE FARMS is the textbook definition of the term "combination ranch."  The property possesses scenic recreational and productive agricultural ranch features coupled with excellent proximity to the Dallas/Ft. Worth Metroplex area.  Livestock ranchers and sportsmen benefit collectively from private hardwood tree canopies, all weather interior roads, creek crossings, acorns, natural forbs, improved grasses, exceptional hay production, and six ponds. The farm is complimented by well-designed improvements and offers enjoyment for the whole family!  Whether you are seeking a primary or secondary place to call home, this offering yields remarkable attention to detail.  Diverse features, a well-constructed home/lodge and supporting improvements combine to create a premier turn-key combination farm/ranch and retreat.

Farm Home & HeadquartersLocated amongst a towering mature Pine tree canopy, the home, guest cabins, and detached garage are of tasteful design, excellent construction, and nicely appointed by stone and Cedar on the exterior.  A spacious covered porch extends from the home towards the swimming pool providing shade to relax, room to entertain, and peaceful views of the back lawn and traversing creek.  Headquarters comfortably provides approximately 3880 square feet of living space including a den, kitchen, open -spacious dining and entertainment areas, and 5 bedrooms with 3 bathrooms. Three detached cabins matching the exterior of the main home provide one bedroom and one bathroom each.  A detached garage and carport support the home while three covered cabanas provide shade and comfort beside the spacious swimming pool.

Other Improvements: In addition to barbed wire fencing and cross fencing, the main farm entrance and gated entries are complimented by over 1600 linear feet of pipe-rail fencing/gates.  Spacious working pens, two round pens, and a hay trap aide in supporting all aspects of livestock management on the farm.

Located a short drive from the ranch home is a sturdy, corrugated metal equipment barn with slab measuring approximately 40'X60' including electricity and water.  Near to the equipment barn lies a Morton horse barn measuring approximately 40'X60' with 8 stalls and 2 tack room areas.

A quaint, private ranch manager's home with utilities is located on the north central area of the farm.

A deep Wilcox Carrizo water well provides quality water to all structural improvements while residential electricity lines provide energy into and near farm boundaries. Well - fed water troughs provide water to two horse pastures/paddocks and six reliable pond dams are strategically placed on the farm for livestock, rotational grazing, and wildlife.

Trees, Grasses, and Forbs: Mature Pine trees, Oak varieties, Pecan trees, and other hardwood tree types make up the primary tree canopy on the farm.  Approximately 25% of the farm is sheltered with mature timber, creating good wildlife habitat, shade for livestock, and a stellar setting for farm improvements!

Robust improved Bermuda grasses blanket pastures and provide forage for cattle and horses.  The north pasture on the farm is dedicated to hay production.  It comprises 45+/- acres of carefully maintained Coastal Bermuda Grass consistently yielding over 300+ round bales of hay per year.  SPRINGTREE FARMS conservatively carries 75 AUs including 3 herd bulls under a three pasture rotational grazing system.  Grazing for horses is provided by two different paddocks.

The Whitetail Deer population benefits from plentiful forbs on the ranch including Catnip, Illinois Bundleflower, and Chickweed while native acorns provide a steady source of protein in the fall.

Topography: Well maintained gravel ranch roads meander through rolling elevation changes of over 30+/- feet.  Rolling topography creates scenic crowns, draws, travel corridors, pinch points, and a significant creek drainage central to the property. There is a ridge line running parallel to the creek with a bottom area in between. The bottom area has notable lake site potential.  At ~530' the northern boundary is the high point on the property.  Lower elevations carry across the southern half of the property.  Elevations dip near the center of SPRINGTREE FARMS and gradually decline going south through the property.

Wildlife/Hunting: In addition to an active native deer population, dove, and migrating waterfowl can be prevalent on the farm.  Indigenous species of varmints, toads, lizards, birds, and insects play their role in a diverse, thriving, and protected ecosystem on SPRINGTREE FARMS.  Fishing opportunities and fisheries improvement are available amongst six ponds located on the farm.

Water: Water resources on SPRINGTREE FARMS are prevalent and a significant feature of the property.  Water sources include: 6 ponds, a significant creek drainage, 1 deep productive water well, and a spacious in-ground swimming pool.

Taxes:  2016 Property Taxes were $5,613.00.

Minerals: The Seller does not own any minerals.  There is one well located on the property adjacent to CR 930.

Utilities: One very deep, productive water well services the improvements on the property and is located in the Wilcox Carrizo Aquifer.  Residential electricity services all applicable improvements on the farm.  Septic systems are in place for all inhabitable improvements.
