LOCATION: Spring Creek Ranch is approximately ninety miles east of Dallas in a highly desirable area of Smith County between Van, TX and Mineola, TX. The ranch's gated entrance is on the east side of FM 1253, approximately six miles south of Hwy 80.

TERRAIN: Scenic, rolling hills with ample shape and water. Two thirds of the property is open pasture or meadows with improved and native grasses. The remaining third of the property is partially wooded with old growth hardwoods along the creeks and mixed pine/ hardwoods in the uplands. Soils consist of sandy loam (ideal for cattle, horses, wildlife food plots). A seasonal creek runs along the eastern edge of the ranch and is rarely, if ever, dry.

TREES: Several species of oak, loblolly pine, maple, elm, pecan, and other trees. Some massive trees date back to the Civil War era.

IMPROVED PASTURE & CULTIVATION: Spring Creek Ranch has six improved pastures consisting of Fescue, Jiggs Bermuda, Coastal Bermuda, and Rye grasses, all of which are productive for running cattle and baling hay.

CATTLE: Owner has historically run between 40 - 50 head of cattle on the ranch with intensive grazing. Spring creek has miles of perimeter & cross fencing that is in good to excellent condition. Soils are conducive for growing improved and native grasses. Average area rainfall is in excess of 45 annually. There are catch pens, a chute and a working pens in place. This is a very productive ranch.

FENCING: The perimeter of the property is fenced and in good to excellent condition. There are several pastures and interior cross fences are in excellent to new condition. A significant amount of the fencing is pipe and has an impressive look and function.

WATER: A total of six bodies of water are located on the property and include 5 stock tanks and a 1.5 +/- acre stocked pond that's just a short walk from the house.

HUNTING & FISHING: Outstanding catfish can be found in the deep 1.5 acre pond behind the house. Whitetail deer are seen regularly along the creek and running throughout the ranch. There are several ideal locations throughout the ranch for food plots and habitat management. In the winter months, the riparian area along the branches of Village Creek offers waterfowl opportunities. Further development of this area could create a truly outstanding waterfowl hunting area.

OTHER IMPROVEMENTS: A private asphalt road with gated entrance winds up the hill to the main house and shop, barn and storage shed. The metal barn is in excellent condition with a workshop and slab foundation. Attached to the barn is overhanging storage for parking tractors and equipment. Additionally, there is a covered area for working cattle and separate covered area for storing equipment. Interior roads, gates and cattle guards are established and provide great access throughout the property.


UTILITIES: Wood County Electric Cooperative and Pine Ridge Water

TAXES: Property taxes are Ag-Exempt and are estimated to be ~ $1,950 per year.

MINERALS: It is not known if the owners have any interest in the mineral estate of the ranch. Currently there are no active leases or wells on the ranch.
