GENERAL: Rolling K Ranch is an immaculate property with diverse land including hardwood forests, mature pines, a spring fed creek, hilly terrain, and scenic hay meadows. There is a spectacular house inspired by Frank Lloyd Wright's Falling Water with tremendous views from one of the highest points in Smith County. Rolling K is one of the best places in East Texas!
LOCATION: Ranch is strategically located between Van, Lindale, and Mineola in a desirable area less than 90 miles from Dallas. Garden Valley Golf Club is only 5 miles south of the property. Tyler is approximately 20 minutes to the southeast.
DIRECTIONS: From Dallas go east on Highway 80. Hwy 80 merges with I-20 in the vicinity of Terrell. Stay on I-20 heading toward Tyler. Exit Highway 110 near mile marker 548 and go north 2.7 miles, then turn right on FM 1253 and continue for 1.8 miles. Turn right at Rolling K sign. Address is 19040 FM 1253 Smith County, Lindale, TX 75772.
TERRAIN: Scenic, rolling hills with over 240 feet of elevation change. Half of the property is open pasture or meadows with improved and native grasses. The remaining half of the property is heavily wooded with old growth hardwoods along the creeks and mixed pine/ hardwoods in the uplands. Soils consist of sandy loam (ideal for cattle, horses, wildlife food plots) with upper elevations consisting of an iron ore type soil. A spring fed creek runs through the northern end of the ranch and is not known to go dry.
TREES: Several species of oak, loblolly pine, maple, elm, pecan, and other trees. Some massive trees date back to the Civil War era. There is also a very unique stand of old growth cedar trees unlike anything you have seen. In the uplands, there is a 20-acre mature pine forest and also 24 acres of pine planted in 2008.
IMPROVED PASTURE & CULTIVATION: Improved pastures consist of Bahia, Tifton 85, and Coastal Bermuda, all of which are productive for running cattle and baling hay. There are six wildlife food plots in wheat, rye, and clover. An area near the entrance is also planted in winter wheat for grazing livestock.
HUNTING: White-tailed deer have been managed with limited hunting, primarily archery. Owner built 1.5 miles of stainless steel high fence around the northern portion of the ranch to protect deer herd. High fenced area is open to the rest of the ranch allowing wildlife to travel into the low-fenced portion of the property. There are 8 hunting blinds, 7 deer feeders, and 3 hog traps included. Hunting can also be excellent for ducks, hogs, squirrels, and other game species.
FISHING: The lakes have been properly stocked and managed for largemouth bass with fish averaging 3-5 lbs. Both lakes remain full year round. There is a pipe from one of the water wells to the lake in case of severe drought conditions.
WATER: Bass lakes are 2.7 acres and 1.5 acres with 3-4 other stock ponds. There are also two potential lake sites located on the spring fed creek. One water well that is 340 feet deep provides filtered water to the house and party barn. A second water well provides water to the barn and cattle pens.
CATTLE: Owner runs 40-80 head of cattle plus horses depending on range conditions. Rolling K has over 9 miles of perimeter & cross fencing that is in good to excellent condition. Soils are conducive for growing improved and native grasses. Average area rainfall is 45 annually. This is a very productive ranch.
HOME: Words will not describe how impressive the home is. The view is incredible and the sound of running water in the courtyard can be heard from the front porch. House is approximately 3500 sq. ft. and no expense has been spared on material and quality. Natural light and stacked rock create a comforting environment. Home was built in 1997 and took 18 months to complete. There are 3 levels, 4 bedrooms, and 4 bathrooms. This is one of the best ranch homes anywhere.
PARTY BARN: Impressive party barn is a short walk from the house. It is approximately 3,000 square feet with a full kitchen, outside cooking area, retaining walls, pool table, and plenty of storage. This barn was built around a 400 square foot 1/1 guest cabin with an outside porch. Barn is insulated and in perfect condition. Party barn is perfect for entertaining family and guests.
OTHER IMPROVEMENTS: A private asphalt road with stone entrance winds up the hill to the main house and party barn. A second "headquarter" barn is fully functional with steel cattle pens, fuel tanks, wash bay for horses, and a nice foreman's apartment. There is also a hay barn that holds 150 rolls. Gun range facility is located on the east side of the ranch in a perfect setting. Interior roads are established and provide great access throughout the property. Many gates are solar powered with remote control access. Everything is in excellent condition!
