LOCATION: The P4 Ranch is located approximately 75 miles south of Dallas and 12 minutes from Corsicana near Richland, Texas. Physical address is 10303 FM 1394, Richland, Texas 76681.
DIRECTIONS: From Corsicana, go south on Interstate 45 to Highway 14. Take Highway 14 into Richland, Texas and turn right on FM 1394 (at Shell gas station). Go through 2 big S-turns on FM 1394 and property will be on your left. It is approximately 3 miles from Richland, Texas. There are no signs on the property.
TERRAIN: The terrain is rolling to flat with a subtle ridge on the east side of the property. There is a hay meadow toward the front of the property that can be productive. It is baled a couple times annually. Approximately 70% of the property is heavily wooded in a mix of mature mesquite, hackberry, and elm trees.
LAKE: The 10+/- acre lake was built in 1946 and is a nice body of water. This is not a soil conservation lake and the water level fluctuates very little. There is timber standing in the back of the lake as well as trenches, humps, and creek channels. The depth of the lake is approximately 15 feet at the dam. The lake cannot be seen from any public roads and has plenty of privacy.
PONDS: There are 4 ponds in addition to the lake. The best pond is full of bass, bluegill, and catfish. The other ponds are a good source of water for wildlife and cattle and may have some fish in them as well.
FISHERIES: The 10+/- lake was drained in August, 2011 to get rid of "trash fish" such as gar and carp. The lake filled up in March, 2012 and has not been stocked giving the new owner an opportunity to stock the lake as desired. This lake has the potential to be an exceptional bass lake if stocked properly and managed.
WILDLIFE: Duck hunting can be great on the lake and ponds. Waterfowl habitat could be improved by planting Japanese millet, smartweed, and other duck foods. There can also be a good population of dove on the property. Dove hunting could be improved by planting small grains or sunflowers. There are also deer and hogs on the property and the wildlife habitat is conducive for holding and attracting game.
HOME: A 1064 square foot home is in good condition. There are 2 bedrooms and 1 bathroom. The roof is 9 years old and the home is great for weekend retreats.
BARN: There is a 2760 square foot metal barn with 7-stalls located next to a nice set of steel working pens. The floor of the barn is part concrete/ part dirt. The barn is in good condition. There is also a 600 square foot shed near the house.
FENCES: Fences are in good shape with the exception of the fence along FM 1394 which is in poor condition.
UTILITIES: Corbet Water Supply Corporation supplies the property with rural water. Navarro County Electric Cooperative, Inc. provides electricity.
MINERALS: Owner will convey any minerals owned which is believed to be a small portion. There is no active production on the property.
TAXES: Property is agriculturally exempt. 2012 property taxes were $1,106.58.
