LOCATION: The Circle T Ranch is 75 miles east of Dallas, 8 miles NE of Canton, and less than 5 miles from Grand Saline in a desirable area. Physical location is: 1916 Van Zandt County Road 1222, Grand Saline, Texas 75140.

DIRECTIONS: From Dallas, take I20 east to Highway 17 (just east of Canton, TX). Go 6.2 miles on Highway 17 until County Road 1222 (Red's Meat Market sign is at intersection). Go right on County Road 1222 and travel approximately 1 mile before turning left at the "T" intersection. Continue on this county road and cross a bridge before taking a left on County Road 1223 which dead ends into the ranch.

TERRAIN: Sandy loam soils are perfect for horses and growing grass. Property is rolling and about 60% wooded with mature oaks, elm, and pine trees. There is a scenic hill covered in pines and mature trees surround most of the lakes.

WATER: There are good water wells for household use, watering livestock, etc. A total of six bodies of water are located on the property and include 2 stock ponds, 1 brood pond, a 10+/- acre lake, a 26+/- acre lake, and a new smaller lake.

LAKE #1: Lake #1 is 10.6 acres and managed intensively for bass fishing. The house sits on this lake and has beautiful views of the water. There is a nice boat dock with a rope swing and stairs. Owner uses barbless hooks and must accompany any of his guests that want to fish this lake.

LAKE #2: Lake #2 is 26.5 acres and shared with a few neighbors across the lake. This lake has a Restrictive Covenant Agreement and homes and property are to be kept nice. The owner of the Circle T Ranch has approximately 1/2 of the lake frontage.

There is a 10-stall horse barn in great condition with an office, tack room, bathroom, and wash bay, Next to the barn is a shop with a concrete floor and covered equipment storage on either side. A covered 135 X 75 riding arena and another 10 horse stalls are also located in this same area. There is a small two-stall horse barn located next to the house and near the lake.

LEASE LAND: 46+/- acres south of the Circle T Ranch could likely be leased by the new owner. Current owner has leased this property for several years. It is a nice place with woods, pasture, and a small fishing lake.

FENCING: The perimeter of the property is fenced and in good condition. There are several pastures and interior cross fences have been maintained. A significant amount of the fencing is pipe and has an impressive look and function.

ADDITIONAL 10+/- ACRES FOR SALE: The owner of the 153 acres also owns the adjacent 10+/- acres located on the shared 26+ acre lake.
