Location: Carter Ranch is conveniently located near Streetman, Texas and Richland Chambers Reservoir. Situated a short 80 mile drive to Dallas, Texas, and 160 miles from Houston, Texas, the nearest towns are Streetman, Texas (3.5 miles NW), Corsicana (20 miles NE), and Fairfield (13 miles SE). County Road access to the ranch's entry gate is provided by County Road 141 on the west boundary and County Road 150 on the south boundary. Access to the ranch can be attained via either County Road 141 or County Road 150.

Overview: Carter Ranch is a well-balanced combination agricultural/recreational ranch with close proximity to the Dallas/Ft. Worth and Houston metro areas. Wildlife and sportsmen benefit collectively from diversity in tree cover, terrain, six ponds, and two seasonal creeks traversing the property. In addition, there are plentiful improved and native grasses for ranching's livestock income and/or associated hay production. The ranch is located approximately 5 miles from Richland Chambers Lake and access to its substantial recreational features.

Trees: Mature Oak varieties make up the primary tree canopy on the ranch. Approximately 65% of the ranch is sheltered with mature tree cover, creating remarkable wildlife habitat.

Grasses: The south pasture contains 20 - 25 acres of improved Bermuda pastures with the middle pasture possessing 60+ acres of the same. The east pasture comprises 15 - 20 acres of improved grasses and forms a "U shape" around the eastern most grove of tree cover. The majority of the Carter Ranch contains improved Bermuda pastures with occasional patches of Bahia in the middle pasture. Livestock carrying capacity on Carter Ranch is 40-50 head. Quality cross fencing is in place for rotational grazing.

Topography: Rolling elevation changes of over 50 feet give the ranch desirable roll and "relief." At 393', the northeast border of the ranch is the highpoint on the property. Elevations dip near the central and southeast quadrants of the ranch and into the watersheds of two creeks. This drainage ranges in depths up to approx. 12-15 ft., and holds water at various times during the year at varying depths/amounts. The southern and northern areas of the property feature gradual roll providing several pinch points and drainages.

Lake Site / Draw: "A River Runs through It" experience is had near the south and central portions of the ranch where elevations and land contours fuse creating potential lake sites via the creek tributaries that run completely through the property. The tributaries are fed by Tehuacana Creek and hold/move water at various depths and rates throughout the year. This area of Freestone County averages over 40 inches of rainfall annually.

Wildlife: White tail deer, hog and duck hunting in this location can be excellent. Native forbs and acorns provide excellent food sources for wildlife. The ranch has a solid natural foundation for deer habitat. When combined with a planned management effort, the wildlife potential is excellent!

Fishing is convenient and can be quite good in 2 of the stocked ponds on the ranch. Richland Chambers Lake and its associated tributaries are great recreational features within a quick 5 minute drive!

Water: In addition to the seasonal creek tributaries, there are six ponds on the ranch. Two of the ponds are stocked with game fish. Two water wells are located on Carter Ranch, but not currently in use.

Minerals: No minerals are owned by the Seller. There are two gas wells located on the ranch. Access to the wells comes through neighboring property owners.

Utilities: Electricity currently runs along the CR 141 frontage (west boundary). There are two water wells (not currently in use) on the ranch.

Improvements: A pole barn comprising approximately 2700 sf and one set of working pens compliment the property. The fences are in good condition and currently hold cattle.
