At the center of the ranch lies a beautiful 4±-acre lake stocked with smallmouth bass, offering fishing opportunities and a stunning setting for a future homesite.

Multiple seasonal creeks meander through the property, contributing valuable wildlife habitat, drainage, and natural character. The largest of these is Little Caney Boggy Creek, which runs north-south through the eastern portion of the ranch.

Terrain:  The property features gently rolling terrain with elevations ranging from approximately 690 to 770 feet above sea level. Roughly 70% of the ranch is covered in a diverse mix of hardwoods, including oak, elm, walnut, hickory, Osage orange, and native pecan. Most cedar has been removed, though select mature specimens remain.

The remaining 30% consists of native rangeland and improved Bermuda grass pastures.

More than 16 miles of trail systems provide excellent access throughout the ranch.

A thoughtfully implemented prescribed burn program has enhanced native browse production and contributed significantly to overall habitat quality.
