Wildlife: Beaver Creek is home to White-tailed Deer, feral hogs, beavers, and various other species of wildlife indigenous to East Texas.

Topography: With over 100’ of elevation change, Beaver Creek Ranch has exceptional rolling topography that really showcases the beauty of East Texas. Numerous spots on the ranch offer big views of the surrounding countryside.

Trees, Grass & Forbs: The ranch has a pine tree plantation which includes 33+/- acres of mature Loblolly Pines which are 25+/- years of age. The current owner plans to thin the timber soon, which will help make future timber production easier for the next landowner. The ranch has multiple pastures for grazing or hay production. Native grasses include Bermuda, bahia, and bluestem. Mature hardwoods are located throughout which include white oaks, red oaks, pecan, and hickory. 

Minerals: To the owner’s knowledge, none of the mineral estate is owned.

Fencing: Five strand barbed wire fencing is located on the southern portion of the property around the pine plantation. The property is not entirely enclosed with fencing.

Water Wells/Water Access: It is believed there is an old water well on the property, but it is not being used. There is rural water running adjacent to the property off County Road 2501 on the East side of the property and off County Road 241. The ranch has 5 small water tanks, the largest being ¾+/- of an acre and the smallest, less than ¼+/- acre in size.

Easements: There are currently no pipeline or transmission line easements present.

School District: The ranch is within Alto ISD.

Property Taxes: Property taxes were approximately $300 with an applied Ag Exemption
