Overview/Summary: The Radle Road Ranch is a good combination use property offering numerous potential uses and possibilities, all in excellent proximity to Waco, Texas. Once part of a sand and gravel mining operation, the property has since been relatively left to its own, and aside from a small portion that is currently leased and utilized for gunite production, this ~90 acres provides potential as a privately owned recreational use property or development.
Location: Located along Radle Road and FM 434 the property is 7.2 miles south of downtown Waco and 5.7 miles northeast of Robinson. Physical Address is TBD FM 434, Waco, TX 76706
Lake: Through the mining operation a large quarry lake was created that extends into the property from the south and includes approximately 5 acres of surface water. The water color and clarity are ideal and the fishery appears to be healthy with plenty of bass, catfish, baitfish, and crawfish. The lake seems to maintain a fairly consistent water level.

Terrain: The property is gently sloping to rolling with pockets of densely wooded acreage that consist of cottonwoods, elm, mesquite, bumelia, honey locust, Chinaberry, and willow.
Hunting and Wildlife: The property has not been regularly hunted in years and is frequented by native game animals such as whitetail deer, turkey, hogs, and varmints, and is a seasonal stop for a wide variety of waterfowl.
Roads and Fences: The north property boundary fronts along Radle Road for a total of ~3,100 feet and the east property boundary fronts along FM 434 for over 900 feet. The interior road system is largely unimproved, but there are remains of old haul roads that could be used as main arterial roads through the property. Perimeter and cross fences range in condition from good to poor, with some portion of the boundary that are currently unfenced.
Lease: Approximately 10 acres of the property are currently leased where a gunite batch plant periodically operates.
Easements: There are no pipeline or large transmission line easements encumbering the property.
Utilities: Oncor provides electrical service with lines in place on the property.
School District: Waco Independent School District
Property Taxes: The property does not appear to be under an ag exemption at this time. Annual property taxes are anticipated to be around $3,850 for 2026.
