Overview: Whiskey Creek Ranch is a turnkey, first class operation. The owners have not overlooked any details in making this a truly exceptional ranch. A manicured front entrance leads up to the luxurious, custom built family log cabin. A large barn and building combo provides a place for equipment and storage. A fully stocked fishing pond sits just off the back porch and hunting blinds and feeders are set-up and ready for the sportsman. The incredible 46 Acre Whiskey Creek Reservoir borders the ranch and is at your disposal year round. This property is turnkey and ready to enjoy day one!

Terrain: The entire southern border of the ranch (approx. 2400 feet) is the beautiful Whiskey Creek Reservoir shoreline. This area of the ranch has an exceptional mix of trees including oaks, willows, hackberry, mesquite and more. Large rock outcroppings and tributaries cut through the oaks that feed the reservoir giving the land a real Texas Hill Country feel. There are 2 tree lined cultivated areas in the central and eastern portions of the property, one is ~4 acres in size and the other is ~25 acres. The 4 acre food plot is excellent for dove hunting in the fall and the larger 25 acre plot is currently planted in winter wheat. The northern and western portions of the ranch consists of native Texas mesquite trees with a nice roll to the terrain.

House: In the northern portion of the ranch sits the fully remodeled, beautiful, 2000 square foot, custom log cabin home. This 3 bedroom 2 bath home with loft features 25 foot cathedral ceilings and fans throughout. There is a wood burning custom stone fireplace with heat blower in the living room, custom cabinets, and stainless steel appliances. Kitchen appliances include a trash compactor, ice maker, dish washer, double oven and deep farmhouse sink. The house features central heat/air, two tankless hot water heaters, and propane heaters in the bathrooms. Complimenting the home is 500 square feet of new outdoor porch areas just steps away from the fully stocked backyard pond. Crappie, bass and catfish are loaded up and ready to be caught off the back porch.

Water: Whiskey Creek Reservoir is a 46 acre lake owned by the city of Newcastle but surrounded by private land owners. Whiskey Creek Ranch owners have full access and use of this lake. Additionally there are two nice size stock tanks on the property. One is located directly behind the house and the other in the central portion of the ranch. The reservoir and stock tanks are stocked and ready to fish.

Wildlife: The ranch is set up nicely for fishing. Bass, crappie and catfish are often caught in Whiskey Creek Reservoir as well as the 2 ponds on the property. The backyard pond has ducks that live on it year round. Whitetail deer, Rio Grande turkey, duck, dove, quail, feral hogs, and varmint can be found throughout. There are currently 3 corn feeders and an extra large deer blind set-up and ready for hunting. The property is not leased to hunters.

Extra Items: Items that will be included in the sale are a 2015 Polaris Ranger 570, shop built hog trap trailer, 60 foot storage container, (3) corn feeders, (1) extra large deer blind, (2) 250 gallon overhead fuel tanks, wood burning stove in shop, (2) Charlet mix cows, (1) Bull, and several chords of chopped mesquite wood.
