LOCATION: Prime location between Breckenridge and Palo Pinto only 1 1/2 hour drive from Fort Worth and 2 hours from Dallas.

DIRECTIONS: Go east of Breckenridge on Highway 180 for 6.5 miles to County Road 102 (Roadside Park). Take County Road 102 south for 2.5 miles to blue gate on the left side of the road.

ROAD FRONTAGE & ACCESS: Property has 4000 feet of frontage on County Road 102. There is also a back entrance off County Road 103 near Swenson Cemetery.

TERRAIN: Rolling terrain has a nice mix of live oaks, post oaks, mesquite, elm, and cedar. Little Cedar Creek meanders across the property with holes of water in most years. Elevations range between 1250 to 1360 feet with highest point being toward the back.

WILDLIFE: Deer, turkey, and hog hunting are excellent. The land has been lightly hunted the last 4 years benefitting trophy deer. The lake attracts an abundance of ducks in the fall and winter months. The cultivated land could be planted in wheat and sunflowers to create prime dove habitat. Owner said there are normally a few coveys of quail in the back portion of the ranch. Other wildlife species are also plentiful.

CULTIVATION & FENCING: There is a 38-acre field located off County Road 102 on NW portion of ranch. The back 10+/- acres is perfect for a deer food plot with a nice tower stand in place. The front portion of the field would be premier for dove hunting if native sunflowers and wheat were in place.

LAND MANAGEMENT: Brush sculpting on the front 30+/- acres of the property enhances the drive-up appeal with scattered mesquites and live oaks. An additional 20+/- toward the back of the property has been cleared leaving large oaks creating a nice setting.

LAKE & STOCK TANKS: Beautiful 4.5+/- acre bass lake is located a short distance from the house with excellent fishing. The lake is kept full year round with BRA water line. Another deep tank is 1-2 surface acres. There are also two other small stock tanks.

WATER: Brazos River Authority (BRA) water line crosses the property. Landowner pays baseline fee of $1500+/- plus a nominal amount for water used under 10-acre feet. This raw water keeps the bass lake full and supplies a water trough in the field. The water line is an extremely valuable asset. Underground water is spotty in the area, but the neighboring property does have a water well for household use so this may be possible.

HOUSE: Quality metal building has two separate 1600 square foot enclosed areas with covered drive in between. One side has 3 bedrooms/ 1 full bath. The other side is a combination of 2 bedrooms/ 1/2 bath (800+/- square feet) with remaining 800+/- square feet being used for equipment storage. There is also central heat and air, septic, water softener, covered back porch, covered front area, and a large area fenced for dogs.

DEER BLINDS: Three nice fiberglass elevated rifle stands in good condition are strategically located and included with this. Several deer feeders also convey.

FENCING: Field is fenced separately from the rest of the property. Fences are in fair to good condition and were recently worked on to hold cattle.

UTILITIES: Comanche Electric Cooperative provides electricity to the house. Water for the house is currently supplied by the bass lake. Stephens Regional Special Utility District has plans to run a rural water line down the county road after the new water plant is built. Owner has already paid the tap fee.

MINERALS: No minerals are owned and there is one active oil well. Operator uses a different entrance than ranch owner and maintains the road.
