General Description: This 480 +/- acre ranch is located in the southeastern portion of Throckmorton County between CR 328 and CR 324 (Hay Rake Mountain Road). This ranch features a rolling topography, rock outcrops and multiple earthen water tanks. Two hilltops overlook the entire ranch and the thick tree canopy below. The G.C. Turner ranch is mainly native pastureland with approximately 185 acres in cultivation. There is an excellent mix of trees, forbs and native grasses. There is a good internal road system already in place. Located just north of Woodson, Texas – this is big ranch country at its best!
Directions: From Breckenridge, Texas travel north on Hwy 183. Travel approximately 21 miles north to Woodson, Texas. Travel through downtown Woodson continuing north on Hwy 183. Turn right or north on FM 1710 just as you start to leave town. Travel approximately 4.8 miles north on FM 1710 to CR 324, which will be on the left. Turn left on CR 324 and drive 1.1 miles to the entrance on the left. The entrance will be a red gate at the bottom of the valley.
Terrain: G.C. Turner Ranch is mostly thick native pastureland with primarily older, bull mesquites trees with some scattered hackberry, chittam, prickly pear, elbow bush and blue bush. Native grasses include Texas winter grass, side oats grama, curly mesquite, and a variety of other grasses common to the area. There are two nice size cultivated fields currently planted in winter wheat. One field is approximately 150 acres and the other is around 35 acres and ideal for dove hunting. Both fields are fenced with a large tributary flowing through the center of the larger field. There are nice scenic plateau’s at the north and center portion of the property. These high points give you exceptional views of the ranch below, as well as a nice portion of Throckmorton County.
Wildlife/ Hunting: Throckmorton County is famous for its whitetail deer. There is also an abundance of Rio Grande turkey, dove, feral hogs, and varmints such as coyotes and bobcats. Quail can be found on the property as well. Hunting should be excellent with thick cover and large food plots for wildlife. This ranch provides a good quality habitat with an excellent natural supply of water.
Additional Acreage: Currently there are two other ranches for sale that adjoins this ranch on the west boundary line. Those two ranches combine for an additional 480 acres. They are divided up into a 320-acre tract currently listed with this brokerage as “Big Ridge Ranch” plus 160 acres listed with another broker. All of these ranches can be combined for 960 +/- acres total or less if desired.
Leases: The current cattle lease has been with the same family out of Woodson for many years and can be cancelled with the sale of the property if desired, or continued. The neighboring owners to the west also have a cattle lease with the same family. There is no hunting lease currently in place and the ranch has not been hunted in years.
There is a nice set of cattle pens located in the southwest corner of the ranch between two good size earthen tanks.
Fencing: The fence on the north, south and east sides are in good condition. The two cultivated fields also have very good fencing around all edges. The fencing is in good to poor condition on the western line. The neighbor on the west side currently leases cattle to the same ranch family as the G.C. Turner Ranch, therefore no fence line has been maintained.
Stock Water: There are 5 earthen tanks on the property. Three (3) are approximately one (1) acre in size and the other two (2) are ½ acre in size. These sizes will vary depending on rainfall amounts. There are three (3) located in the central part of the ranch and two (2) in the southern portion. There is also a very nice water tributary flowing through the center of the larger wheat field.
Electricity: American Electric Power (AEP) provides electricity to the ranch and is located throughout the property currently.
