Location: Located immediately south of White Lake, 1.5 miles east of the North Fork of the Red River, approximately 15 miles north of the Red River, and 15 miles east of Hackberry Flat Wildlife Management Area in a prime waterfowl flyway. Frederick, OK is the closest town of size and Tipton is about 8 miles NE of property. Property is due north of Vernon, Texas 35 miles and 2 hours and 20 minutes SW from Oklahoma City.

Directions: From Frederick, OK, go west on Highway 5 toward Tipton, OK, when Highway 5 curves to the north, go straight (west) on EW181 Road. At third intersection, go right (north), then continue for 2.5 miles on NS212 Road until you see the lodge on the left.

Surrounding Area: White Lake holds thousands of ducks and an estimated 50K geese during winter months. Both the Red River and North Fork of the Red River serve as flyways for waterfowl. This area is in big farm country with corn, peanuts, winter wheat, and alfalfa being farmed and beneficial for ducks, geese, quail, dove, turkey, and deer.

Land: Sandy loam soils are predominant in this area. 200 acres of emergent wetland, 20 acres of flooded timber, 30 acres that would be good for foodplots, and approximately 386 acres of upland habitat. Plant communities consist of native grasses, pink smartweed, pale smartweed, barnyard grass, large cottonwoods, black willow, old world bluestem, little bluestem, ragweed, annual sunflower, wild plum, etc. There are approximately 30 sections of land that drain into this property making it a premier waterfowl property.

Wetlands: A levee system was created through WRP Program allowing water to be pumped into 3 different areas. Gypsum was brought in to improve water retention. These areas are drained during the summer to allow plant communities to establish for fall flooding. Areas are strategically flooded with electric pumps at different times to benefit migratory birds.

Government Programs: Property is in Wetlands Reserve Program (WRP). WRP is a perpetual easement benefitting wildlife resources administered by NRCS. Livestock cannot be run on property and there are other management practices that must be followed. Hunting is allowed so primary use is enhanced tremendously by WRP.

Wildlife: Duck populations are phenomenal in winter months with strong populations of dabbling ducks such as mallards, northern pintails, blue-winged teal, green-winged teal, American widgeon, and gadwall. Diver ducks, a variety of shorebirds, waterbird species, grassland species, songbirds, and raptors further adding to the diversity of wildlife. Tillman County also has some of the finest dove hunting in all of Oklahoma. Bobwhite quail hunting can be excellent dependent upon rainfall, terrain is ideal for working bird dogs. There are plenty of whitetails with some large trophy bucks. State record non-typical buck scoring 248 6/8 inch was harvested in Tillman County on Nov. 23, 2004. A large trophy whitetail was harvested on the property by bow in 2009 season. There are also turkey, hogs, and geese making this the perfect all around hunting operation!

Water: Underground water is excellent and only 40 feet deep. There are 3 water wells with 10A" casing. Two of these wells have electric pumps and are used to fill wetland cells at desired times. One of these wells is on the east side of property and one on the west side. Electricity for each pump is estimated to cost $5-10 each per day when pumping. Wells should pump approximately 250 gpm (gallons per minute). A fourth smaller water well solely provides water for the lodge. Owner has 100% of the water rights.

Lodge: Fully insulated 3500 square foot Rhino metal building with 1850+/- square foot living quarters built in 2009. Living area consists of 4 bedrooms and 3 baths, laundry room with washer/ dryer, full kitchen/ dining, and living room. Lodge is tastefully decorated and comes ready to use with all brand new furniture. There is also central heat and air, covered outside porch, and 2 roll up doors allowing access to store vehicles, decoys, etc.

Other Improvements: There is a nice steel entrance with an all weather road to lodge. A portion of the property will have a new 5 strand barbed wire fence with steel posts. The older fence is being repaired so entire perimeter of property will be fenced. A tremendous amount of dirt work has been completed and re-worked to further improve wetland areas.

Minerals: Owner has a small portion of the minerals and will convey whatever is in their possession. There is no active production.

Utilities: Electricity provider is Southwest Rural Electric (SWRE). Dish Network is hooked up for television. There is also ADT wireless security system protecting the lodge. Cellular phone reception is good so telephone service is not necessary.

Comments: One of a kind world class duck hunting property. You will be hard pressed to find a property of this quality in one of the best waterfowl areas in the nation. Just turn on the water pumps when you are ready for the best duck hunting around! Dove and quail populations can also be impressive and trophy whitetails are known to be on this property.
