Location: The Whiskey Jack Ranch is located approximately 90 miles NW of Fort Worth, 124 miles NW of Dallas and 9 miles North of Loving, TX. Property fronts on Highway 16 and MX Ranch Road.

Directions: From Fort Worth, TX take Highway 199 NW to Jacksboro, TX. Highway 199 will merge with Highway 281 SW of Jacksboro. Continue on Highway 281 North (Main Street) into downtown Jacksboro, TX. Continue on Hwy 281 north out of Jacksboro to the 114 cut off, on your left. Take 114 to Loving, Texas. Just before you enter Loving take Hwy 16 to the north (right) and continue 9 miles to MX Ranch road. MX Ranch road will be located on your left hand side. Follow the road west, then North until you reach the main entrance, approximately 1.3 miles. Whiskey Jack's gate entrance will be on your right hand side after the long straight away.

Terrain: Large rolling hills are covered in giant oak and elm trees. This ranch has an excellent mix of trees including Texas ash, cedar elm, bur oaks, mesquite, pecan and cottonwood trees. In fact some parts of the ranch are so thick they are difficult to access but full of wildlife. Three branches of Brushy Creek traverse this ranch and feed into the primary creek on the east side of the ranch. These branches create some nice water holes and possible future stock tank locations as well. There is a 2 acre cultivated food plot in the north central portion of the ranch perfect for wildlife. This ranch has a deep woods feel to it and sets up very well for a great recreational property.

Tanks and Water: There are four stock tanks on the property. One large central stock tank and three smaller tanks throughout the property. The large tank needs a little work, but has good potential and could possibly be increased in size. None of the tanks are believed to be stocked with fish. Brushy Creek runs along the eastern side of the ranch with 3 feeder creeks. Underground water is very prevalent in this area and water wells are used by local residences.

Wildlife: Whitetail deer are commonly seen along with plentiful turkey, dove, feral hogs, quail, varmints, and ducks in the fall. The property is currently leased for hunting, but the lease can be terminated with a 30 day notice. There is a lot of thick cover on this ranch providing excellent wildlife habitat.

Cattle: There is currently an active cattle lease. It can be terminated immediately with the sale of the property or it can be continued if a new owner is interested. The cattle lease gives the ranch owner an agricultural tax exemption and helps maintain the properties perimeter fence.

Cultivation: There is a 1.5 acre wildlife food plot located in the north central portion of the ranch.

Utilities: There is electricity throughout the area. There is no water well at this time, but underground water good. Homes in the area have water wells and say there is excellent water in the Viola aquifer which is approximately 350 feet deep.

Minerals: Negotiable.
