Description
Location: 75 miles from Dallas near Hunt County line in SW Hopkins County. Miller Grove is the closest town. A quiet paved county road allows great access to the property situated among cattle farms. The house is set back about 800 feet from the road and accessible by gravel driveway.
Directions: From I30, take Cumby exit. Go south on FM 275 to the town of Miller Grove. Go west (right) on FM 1567 for 1.1 miles until County Road 1131 and turn right (north). Go 1.4 miles on County Road 1131 and gate is on the right (northside of county road). Close drive to Lake Tawakoni and Lake Fork.
Surrounding Area: There isn't much land available for purchase in this area. Properties are well kept and the neighbors are good. There are two neighbors that adjoin this property, one of which is owned by deputy sheriff and the other is 3-400 acres.
Land: Rolling, scenic terrain with large scattered trees, heavily wooded areas, and nice improved pastureland. Bottomland and upland areas are good for wildlife. Huge Water Oaks enhance drive-up appeal and beauty of property. Owner planted cedar trees along the road to expand tree line giving the property lots of privacy.
Wildlife: Duck hunting and Bass fishing paradise! There are plenty of deer and hogs, without any hunting pressure. Some hogs have been trapped to prevent over population. Songbirds, hawks, coyotes, dove, and a variety of other animals enhance this property.
Waterfowl Area: A large soil conservation lake serves as a wetland that can be drained and flooded for duck hunting. Owner worked with USFWS thru Private Lands Program to develop this area. The ports in the dam's riser are plugged with blocks October 1st seasonally flooding about 40 acres with constant level of shallow water. Ports are unplugged in April every year to allow the ground to dry for late spring/ early summer plantings. There is sesbania, smartweed, and millet in this area serving as an excellent food source for waterfowl. An underground irrigation system can sub-irrigate any planted duck foods during a dry summer. Owner filed suit against the Lake Fork Water Control and Improvement District No. 1/ 1962 easement encumbering the lake with success. This allows owner to legally modify the water level to owner's satisfaction. Drainage basin for this lake is apparently 45,000 acres. A 2" rain will typically fill the wetland up during the normal fall conditions. This is a well designed wetland prime for attracting ducks.
Bass Lake: 7 acre bass lake was built in 1996 and stocked in 1997 with 300 black bass and 16,000 assorted bait fish including blue gills. Brush piles are anchored to the bottom and some timber was left standing to create fish habitat. Water well keeps lake full when drought conditions are in affect allowing a constant water level. Fishing is excellent!
Water Well: 1000 foot water well with submersible pump producing 30 gallons per minute. Well provides water to keep 7 acre bass lake full year around and also provides water to sub-irrigate duck foods in the wetland area.
House: 1600 square foot 3/2 manufactured home in a scenic setting overlooking 7+/- acre bass lake. There is a covered parking area, sun deck, and covered deck perfect for entertaining or enjoying the sunset.
