LOCATION: Property is located 15 miles southeast of Jacksboro, 9 miles west of Runaway Bay (Lake Bridgeport) and only about 50 miles from Fort Worth.

DIRECTIONS: From Bridgeport, Take Hwy 380 west for 13 miles & turn left on FM 1156. Entrance to the ranch will be 2.6 miles on the right side.

DIRECTIONS: From Fort Worth, Take Hwy 199 west approximately 45 miles, turn right on FM 1156, travel 3 miles & entrance to ranch will be on the left. There will be two red metal gates and a for sale sign next to one of the gates.

ACCESS: Property does not have road frontage and is accessed through a deeded easement on a good all weather road (3/4 mile off of FM 1156).

TERRAIN: The land is heavily wooded with one cleared food plot area. There are lots of terrain changes and some excellent 20 mile views from the top of the large hills on this ranch.

VEGETATION: Covered in post oak, live oak, elm & mesquite. Grasses are native and there is a variety of shrubs beneficial for all the wildlife.

WILDLIFE: Deer, turkey, hogs and other predators make this area their home.

WATER: There is one large pond (2 acres), one smaller pond and a seasonal creek. The larger pond is spring fed and stocked with Channel Cat & Bass.

IMPROVEMENTS: Hunting cabin (3br, 2bath) with an enclosed porch and open deck overlooking the large pond. Next to the cabin there is also a small metal shop & carport for equipment.

FENCING: Nice metal gated entrances and the fences are in good condition.

UTILITIES: Electricity in place, pump & filter service the cabin from large tank.

MINERALS: None. Very little production.
