LOCATION: The Running H Ranch is located 11+/- miles Southwest of Hico, Texas,approximately 110 miles South of Dallas and 85 miles South of Ft. Worth.
DIRECTIONS: From Dallas or Ft. Worth, take US 67 and TX 220 to TX 6 in Hico. Turn right on
TX 6 and continue West to the intersection of US 281. Turn left on US 281 and continue South
approximately 1 mile to FM 1744 on right. Go 9+/- miles West on FM 1744 to the community of
Carlton and intersection of FM 219. Turn left on FM 219 and continue East approximately 1
mile to Hamilton County Road 122 on left. Proceed approximately 1 mile on CR 122 to ranch
entrance on left.
DESCRIPTION: The Running H Ranch has historically been utilized as a good combination
ranch, providing plentiful grazing for livestock, recreational hunting/fishing, and the tranquility
that comes with living in the country. The ranch currently produces income through a grazing
lease and has not been hunted in several years. (Also see our 212+/- acre Beaver Creek Ranch

TERRAIN: The ranch is predominately native pastureland and cultivated oat fields, with a mix
of scattered hardwoods and mesquite/cedar brush cover. There is approximately 80' of rolling
elevation change across the ranch providing scenic views of the Fairy Mountains to the
southeast.
WILDLIFE & HUNTING: This portion of Hamilton County provides excellent hunting
opportunities and an abundance of wildlife including, deer, turkey, dove, hog, and varmint. Dove
hunting on the Running H could be phenomenal with proper management.
WATER: The ranch features two good stock tanks. One is stocked with largemouth bass, the
other with channel catfish, and the fishing is excellent. Underground water in the area is very
good and there is a well near the house.
FENCING AND ROADS: The majority of fencing around and cross fencing within the ranch is in
very good condition. A small section along CR 122 on the south part of the ranch is in poor
condition. There are pasture roads and trail providing travel through the ranch and a good all
weather entrance road leading from CR 122 to the house.
HOUSE AND BARNS: There is a 1,160+/- SF (per HCAD) 3/2.5 brick house with a two car
garage that was built in the 70's. It would make a perfect weekend retreat and/or ample lodging
for hunters. Additionally there are numerous barns and sheds on the ranch for equipment storage
and livestock.
MINERALS: Minerals are negotiable.
ELECTRICITY: United Cooperative Services provides electrical service to the ranch.
SCHOOL DISTRICT: Hico Independent School District
TAXES: Property is ag-exempt and annual property taxes were $1,877.92 for 2013.
