LOCATION: Round Mound Ranch is located approximately 10 miles North of Abilene, Texas near Fort Phantom Hill Lake. Property fronts on the west side FM 1082 and is just east of FM 2833 very close to Fort Phantom Hill Lake.
DIRECTIONS: From IH 20 in Abilene, exit Hwy 351 (Albany Hwy) and turn right. Travel approximately 8 miles on Hwy 351 to FM 1082. Turn Left or north on FM1082 and travel exactly 5 miles. The front gate entrance is on the left hand side with a white mailbox in front of the gate. Across from the front gate is Round Mound cemetery.
TERRAIN: Rolling hills are covered in mesquite trees and native grass. Wildlife habitat is good with plenty of game. There is a 100-acre field with some volunteer wheat and oats on the northern 1/5th of the field. The remainder of the field is returning to native pasture. One large tank is located in the center of the property and a 1/2 acre gravel pit is located on the eastern half of the ranch. Gravel has been sold from this pit, for profit, in the past.
WILDLIFE: Deer are plentiful and large bucks have been taken from this ranch in the past. At one time, the field had an abundance of native sunflowers creating some of the best dove hunting anywhere.. Turkey, Feral hogs and quail are also found throughout this property. Round Mound Ranch has very little hunting pressure on the wildlife since it has not been leased for hunting or grazing in the past 10 years.
IMPROVEMENTS: There is a fenced shooting range located in the center of the ranch. It has a 220-yard diameter and there are 4 covered pole sheds. The shooting range is currently overgrown, but has the potential to be an entertaining feature.
ELECTRICITY: An electric line runs from FM 1082 to an east central location where an electric outlet can be found. This site has been used for camping in the past. Taylor Electric Cooperative (Merkel, TX) provides electricity to the property.
WATER: Round Mound Ranch is located just across East Lake road (FM 2833) from Lake Fort Phantom. An Abilene rural water line is located on FM 2833 and a Hamby rural water line runs along the east side of the ranch on FM 1082. There is one stock tank located in the center of the ranch that does not hold water year round.
FENCES: Condition of Fencing ranges from good to poor. The perimeter of the property is fenced as well as the 100-acre field.
