Description

Summary:  The Rohan Ranch features the natural beauty of southern Erath County, an abundance of wildlife, and star filled night skies. While only being minutes from the historic town of Hico, the property offers that highly sought-after peace and solitude of the country. The ranch has ready to use structural improvements that include a mobile home and metal building/shop and is ideal for those looking for a finished, ready to go, full time residence or private family retreat from the city.

Location: Located in Erath County approximately 5 miles northeast of Hico, Texas, the ranch is an easy 1 hour 30 minutes southwest of Fort Worth, 2 hours southwest of Dallas, 1 hour 20 minutes northwest of Waco, and 2 hours 30 minutes north of Austin. Area attractions include many unique shops in historic downtown Hico, multiple dining opportunities, as well as numerous seasonal events such as The Annual Texas Steak Cookoff, Billy the Kid car show, Christmas parade of lights, and The Old Settlers Reunion just to name a few. The physical property address is 6124 CR 236 Hico, TX 76457

Terrain and Topography:  A plateau extends into the north/northwest portion of the property. From here the landscape gently slopes downward to the south/southeast offering a total of ~35' of elevation change. Near the southern end of the property a seasonal creek meanders across the ranch blanketed by large native pecan trees and various brush species. The soils found here are predominantly sandy loam and conducive for establishing improved grass pastures and/or cultivating and planting wildlife food plots. There's a nice scattering of hardwood tree cover consisting of live oak, post oak, elm pecan, hackberry, plus three producing pear trees, a wild plumb thicket, wild blackberries, and wild mustang grapes.

Water: The ranch has its own private water well that serves the ranch home and water troughs. A new pump, pressure tank, and tubing were installed five years ago. The pressure tank is housed in a sturdy rock well house. The property has one stock tank.

Wildlife: This portion of southern Erath County and the property itself offers excellent wildlife habitat; whitetail deer and Rio Grande turkey feel right at home. Hogs, bobcat, fox, coyote and songbirds of all kinds are often seen or heard as well. A custom two-person hunting blind and corn feeder are in place and ready for use. For the avid bow hunter, there's a great pecan bottom near the south end of the ranch that would be ideal for your tree stand.

Roads and Fences: The Rohan Ranch fronts along Erath County Road No. 236 for over 2,000'.  An all-weather gravel ranch road provides entry from CR 236, leading to the ranch home and shop. The property has a gated entrance, good perimeter fencing in place, and cross fencing. A small portion of the southeast corner is not fenced, but livestock do not have access to this area.

Ranch Home: The property includes a newly remodeled ~2,128 sf 4-bedroom, 3 full bath mobile home. The home has a welcoming living room with a cozy wood burning stove, kitchen with custom cabinets and large pantry, dining area with a nice view of the backyard where you can often see whitetail deer and turkey, a large master bed and bathroom with a spacious his and her walk-in closet, and a small office area. You will also find covered parking nearby in a two-car carport.

Barn and Sheds: The ~1,200 sf Mueller metal building is located next to the house, has roll up doors in the front, and a separate entry door on the side. There is a rustic rock chicken house, that with a little work, could easily house your own flock of chickens. The ranch also has an old stucco garage, that is perfect for storage.

Minerals: Seller is believed to own 50% of the minerals and would be negotiable on conveying a percentage with the sell. Buyer will assume responsibility and expenses associated with a mineral ownership report if one is desired.

Utilities: United Cooperative Services provides electrical service to the property.

School District: Hico Independent School District.

Easements: Aside from the typical electric utility easement that services the property, there are no known easements encumbering the property or providing access to neighboring landowners. Subject to title search.

Property Taxes: The property is currently under ag exemption and the annual property taxes for 2022 were approximately $753.

Asking Price: $585,000
