General Description: This 108.39 +/- acre ranch is located just north of Eliasville, Texas in Young County just off of Fish Creek Road. Directions: From Graham, Texas travel southwest on Hwy 67 for 1 mile, to FM 209. Turn right (or west) on Hwy 209 and travel 9 miles to FM 3109 also called Fish Creek Road. Turn left (or south) on FM 3109 and travel 4.3 miles to Komo road, then turn left. Follow Komo road for .7 miles until it makes a hard right turn; then make a left hand turn onto Casey Lane through the cattle guard crossing. Follow Casey lane .7 miles, staying to the right, until you reach the double gates. Rocky Ridge Ranch is the gate on the left and is clearly marked.
Terrain: Rocky Ridge Ranch has breathtaking scenic views, large elevation changes and beautiful large rock outcroppings. Approximately 1000 feet of Fish Creek traverses the northwest corner of the ranch. Wildlife/ Hunting: Whitetail deer, Rio Grande Turkey, Quail, Dove, Feral Hogs, and Varmints such as coyotes and bobcats can be found on the property. The deer hunting is excellent with the heavy cover and good water supply.
Leases: There is currently no active hunting or farming/grazing leases on Rocky Ridge Ranch.
Fencing: The fencing is in good to excellent condition across the ranch. There is an old dilapidated fence that runs along the creeks edge that was intended to keep animals from entering the creek; however, this is not a perimeter fence line.
Stock Water: There are 3 newly built stock tanks on the property all currently holding water.
Water supply: The house and barn areas are supplied by underground water well. The well is at a depth of 700 feet. The insulated well house contains a filtration system, pressure pump, heater and a 2500 gallon water holding tank. When water is used from the holding tank the water is replaced by the well. This allows for water reserve to always be available for ranch use.
Electricity: Ft Belknap Electric Co-Op provides electricity to the house and barn.
