Overview: The Rocking Clay River Ranch is a live water ranch set amongst the banks of the Brazos River just west of Graham, TX in Young County. Location: The Rocking Clay River Ranch is located off of Reeves Road, approximately 14.5 miles west of Graham, TX in Young County.
Wildlife & Hunting: The ranch is an excellent low fence whitetail deer hunting property. The owner has won numerous awards issued by "Texas Big Game Award" for Young County for whitetail deer scoring.
In addition to whitetail deer, excellent hunting opportunities also exist for feral hogs, dove, coyotes, bobcats and other small varmints.
Brazos River: Originally called "Rio de Los Brazos de Dios" (which translates to "The River of the Arms of God") by early Spanish explorers to the region, it is the 11th longest river in the United States running approximately 1,280 miles from its headwaters to its mouth. Majestic hills and views are numerous up and down this stretch of the Brazos River in Young County. Possum Kingdom Lake is downstream the winding river by approximately 46.75 miles.
Terrain & Topography: The Rocking Clay ranch has incredible topography for a smaller property. From the front gate to the rivers edge is a 75 +/- foot elevation change. Big country views are seen as soon as you enter the front portion of the ranch. Throughout the property are limestone outcrops and massive trees of every variety. Excellent cover exists throughout the Rocking Clay and along the well designed road system that gives you access to all points.
Vegetation: Because of the location next to the Brazos River, The Rocking Clay Ranch has the widest variety of vegetation imaginable. Tree varieties include live oaks, post oaks, pecan, hackberry, chinaberry, cottonwood, cedar, elm, mesquite, wild plum and many more native species. Thick forbs and browse cover include elbowbush, bumelia, skunkbush, lotebush, prickly pear, wild plum and provide for an excellent and mature wildlife habitat. The ranches wildlife tax exemption status allows for native grasses to grow strong. Grasses include little and big bluestem, switchgrass, Texas winter grass, dropseed, Indian grass. Wildlife habitat and pastureland is above average and in excellent condition.
Taxes: The Rocking Clay Ranch has a wildlife tax exemption status. The annual taxes are approximately $198.75, per Young County Appraisal District.
Minerals: The seller does not own the mineral estate.
Easements: The Rocking Clay River Ranch currently has two transmission lines that traverse through the ranch for about 2,391 feet.
Directions: From Graham, take FM-209 west for approximately 9.19 miles to take a right onto Miller Bend Road. After 2.3 miles, turn right onto Reeves Road and travel 2.13 miles to arrive at the gated ranch entrance on your right.
The Rocking Clay River Ranch is located approximately 135 miles from Dallas and 99 miles from Fort Worth.
