Description
Location: The ranch is located 4+/- miles northeast of Valley Mills, Texas, approximately 1 3/4 hours southwest of Dallas, 1 1/2 hours south of Ft. Worth, and 30 minutes northwest of Waco.
Directions from Dallas/ Ft Worth: Travel south on I-35 to exit 370 for TX Spur 579 near Hillsboro. In approximately 1 mile merge onto TX-81 and continue 2.2 miles to an intersection with TX-22 in Hillsboro. Turn right (west) on TX-22 and travel 20 miles through Whitney and across the Lake Whitney dam into Laguna Park, TX. Turn left (south) on FM 56 and proceed approximately 16.4 miles to FM 1637. Turn left (east) on FM 1637 and continue 2.6+/- miles to Bosque County Road No. 3527 and turn left.In approximately 300' the property will be on the right.
Directions from Waco: Travel north on FM 1637 (a.k.a. China Spring Road) approximately 21 miles to Bosque County Road No. 3527 and turn right. In approximately 300' the property will be on the right.
Description: The ranch is primarily comprised of rolling to gently sloping native pasture, with small areas of wooded acreage in the southeast portion of property. Typical of this part of Bosque County, the ranch appears to well suited for grazing livestock, hay production, and/or cultivation.
Water: The headwaters of wet weather Rock Springs Creek begin to gather north of the ranch and then traverse through the eastern portion of the property. Another wet weather branch is located on the west side of the ranch in a significant draw and provides a potential location for constructing a large stock tank or small lake. Currently, surface water is provided by 3 stock tanks and there are believed to be 2 co-op water meters and an old water well of unknown condition.
Topography and Soils: A surprising 100'+/- of elevation change occurs on the ranch and a high plateau offers distant views of the surrounding area. Soils consist of the Purves-Maloterre association, Denton Silty Clay, Purves Clay, Purves Gravelly Clay, and Slidell Clay.
Fencing: The perimeter and cross fencing ranges in condition from excellent to poor, with some high fence along the north boundary of the ranch.
Improvements: An old barn, old well house, storage tank, metal livestock shade, and set of working pens are the only existing improvements known to be located on the property. These improvements offer no significant value to the sale.
Out-Parcel: A 4+/- acre out-parcel located within the southwest part of the property is currently used as a livestock mineral supplement facility.
Minerals: All owned minerals will convey.
Electricity: Heart of Texas Electric CO-OP provides electrical service to the ranch.
School District: Valley Mills Independent School District
Taxes: Property is ag-exempt and annual property taxes were $647.42 for 2015.
