Location: Ridgeline Ranch is located approximately 12 miles Southeast of Throckmorton and 3 miles north of Woodson, Texas on County Road 334.

Directions: Approximately 3 miles NW of Woodson on Highway 183, take County

Road 334 North. Continue 1.2 miles to the entrance located on the Left

side of the road when it makes a hard right turn.

History: Property is believed to have been in the same family for over 100 years.

Terrain: This ranch is 100% native pasture covered with older mesquite, hackberry,

chittam, prickly pear, elbow bush, and blue bush. Native grasses are good.

Elevation changes from the front to the back exceeding 100 feet. A

beautiful high ridge covers the North and West sides of the ranch.

Water: There are 3 stock tanks located throughout the ranch. All the tanks have

been holding water quite well considering the drought conditions. Ft.

Belknap Rural water is also available just East of the property.

Wildlife: Whitetail deer, turkey, dove, quail, and feral hogs can be plentiful on this

ranch and with excellent hunting. Wildlife habitat is very good.

Leases: The ranch has been leased by the same family for many generations. This

is the last year of a 3-year lease. The ranch has been lightly hunted.

Fences: Condition of fences range from good to poor.

Utilities: Ft. Belknap Electric Cooperative is located near the front part of the

property. Ft. Belknap Rural Water Supply is located on County Road 334

a half a mile from the front entrance. This line appears to have adequate

capacity to expand rural water to Ridgeline Ranch.

Minerals: An oil well was drilled on the property in last couple years. Operator has a

very clean and well-kept location with a set of battery tanks and a pump

jack. Area is in a good location close to the entrance, but far enough back

you can avoid it upon entry to the property. No minerals convey with this

property.
