LOCATION: Property is 80 miles from Dallas and 15 miles NE of Bonham with road frontage on FM 2029 and County Road 2700. Physical address: 1524 FM 2029, Telephone, Texas 75488.

DIRECTIONS: Take I75 North from Dallas through McKinney. Exit Highway 121 and take 121 through Bonham to Highway 82. Go East (right) on Highway 82 a short distance to Highway 78 and go North. Follow Highway 78 until turning East (right) on FM273 crossing Lake Bonham. Follow FM273 until turning East (right) on FM1396 toward Lamasco. Turn North (left) past Lamasco on FM2029 toward Telephone, Texas. The property is located 1.1 miles on the right.

TERRAIN: Rolling to level terrain with Spoonamore Creek on the south and east side of the property. There are 450+/- acres that are heavily wooded and 170+/- acres of open land. Open areas are ideal for wildlife food plots, cultivation, and CRP. Soils are mostly sandy loam and there is about 50 feet of elevation change.

VEGETATION: Wooded areas are described as an 80 year old Oak Hickory Forest. Trees are hickory, post oak, blackjack oak, mulberry, and eastern red cedar with an understory of dogwood trees, yaupon, greenbrier, etc. Wildlife habitat is excellent.

WATER: A 60-70 foot water well produces about 15 gpm and provides the fishing camp on Lake Quail Haven with water. The well is also used for watering the lawn around the lodge. The lodge and foreman's home both have rural water. There are 3-4 ponds with the largest being 3 1/2 acres, a couple brood ponds for fisheries as well as wetlands for waterfowl. Lake Quail Haven is the centerpiece of the property and is described below.

LAKE QUAIL HAVEN: Lake Quail Haven is a private lake located on the interior of this property. It was permitted in the 1970s and is managed intensively for Largemouth Bass. The lake is almost 48 surface acres when full. Water level can fluctuate, but is very desirable with good water color and vegetation. Owners treated aquatic coontail in 2011 at the recommendation of fisheries biologist. Fishing is exceptional!

WETLANDS & WATERFOWL: Several wetlands are designed with PVC pipes to drain and flood shallow areas for duck hunting. The Red River, Coffee Mill Lake, and Lake Crockett attract large numbers of ducks to this area in fall and winter months.

LOWER BOIS D'ARC CREEK RESERVOIR: North Texas Municipal Water District has plans to build this new 16,526 acre reservoir less than 2 miles from the subject property when all permits are approved. Construction should be completed in 2017 and lake is expected to fill up in 2020. 

CADDO NATIONAL GRASSLANDS: The Bois d'Arc Unit of the Grasslands is 13,370 acres with camping, hiking, hunting, and fishing. This unit includes Coffee Mill Lake and Lake Crockett, both of which are scenic with good duck hunting and fishing. Coffee Mill Lake is less than 1 mile from the subject property. The Grasslands border this property on the East and North.

WILDLIFE & HUNTING: Property is in the TPWD's Managed Lands Deer Program Level 2. This program benefits whitetail deer management through a longer hunting season and more flexible bag limits. A good population of Rio Grande Turkey has been established and is thriving. Hunting for ducks, dove, feral hogs, squirrels, and other game can be excellent.

CATTLE & FENCING: Cattle have not been on this property for many years and land is in excellent condition. Property is perimeter fenced and there are no interior cross fences.

FORESTRY:> The area around the lodge has been selectively thinned to benefit the hardwood forest. This practice was recommended by the NRCS to improve the health of the most desirable trees. Deer numbers have increased as a result of this practice.

CRP: CP-21 is part of the Conservation Reserve Program. A 10 year contract was recently signed, but could be terminated for a nominal amount. The perimeter of a field was planted in a mix of native plants beneficial to wildlife and this area cannot be grazed.

MANAGEMENT: The wildlife manager lives on the property and is knowledgeable and active. He would like to remain manager and continue improving the property. He has his own equipment and knows the area well. NRCS, TPWD, and private consultants are also involved.

LODGE: Red River Farm & Duck Club has a 5000+/- square foot lodge. The lodge is located in a private location surrounded by large trees. There are 15 bedrooms/ 16 baths with an open living room, dining room, bar, and kitchen. It is perfect for entertaining or could easily be modified for family use.

IMPROVEMENTS: Manager's home is 1200+/- square feet and located near the main entrance on FM 2029. There is a shop and open storage shed for equipment nearby. An outbuilding on Lake Quail Haven is used for cleaning fish, charging batteries, and storing gear. There is also a concrete boat ramp in this location.

UTILITIES: Fannin County Electric Cooperative provides electricity to the property. Bois d'Arc Municipal Utility District provides rural water to the lodge and manager's home.

TAXES: Agriculturally exempt through wildlife management. 2010 taxes were $4938.15.

CLUB: Red River Farm & Duck Club was chartered in 1980. Ownership is currently in a corporation and property is operated as a hunting and fishing club. There are 15 members or shareholders with bylaws in place.
