Location: Poage Hill East Ranch is located 10 miles south of Throckmorton, Texas just before FM 2584 on the east side of the road off of Hwy 283 South. It is approximately 3 hours from Dallas and 2 1/2 hours from Fort Worth.

Directions: From downtown Throckmorton travel south on Hwy 283 towards Albany, Texas. Poage Hill East Ranch is on the left hand side of Hwy 283 just before FM 2584. The southwest corner of the property is located at the intersection of Hwy 283 & FM 2584. The entrance gate is on the left just before you reach FM 2584.

Terrain: Poage Hill East Ranch is a very nice 320 acre property offering both cultivation and thick pastureland for hunting. The ranch has rolling mesquite country with moderate to heavy wildlife habitat. Older large mesquite trees, with some scattered Oaks cover most of the ranch with a 115 acre cultivated field, full of winter wheat, covering the remainder. There are several drainages and ridgelines throughout the ranch providing excellent water features and possible areas for larger lake sights if desired.

Habitat: The cultivated field is worked annually and planted into winter wheat for cattle grazing and spring harvest. The winter wheat field make for an excellent deer food plot as well. The tree cover consists of mesquite, light Post oak, bumelia, and hackberry. Woody browse include plants such as lote bush, catclaw, and skunk bush. Portions of the fields can be put into native sunflowers for dove hunting in fall if desired.

Wildlife: Whitetail deer, ducks, quail, turkey, feral hogs, dove, and predators such as bobcats and coyotes are common. Hunting is excellent and populations very good.

Water: Two (2) stock tanks provide livestock and wildlife with water. One of the tanks in the center of the ranch is approximately 2 acres in size, and the other is about 1/2 acre sitting just above the larger. There is a large drainage that runs off of the larger tank, through the field, and ends in the southeastern corner. This could be an excellent sight for a third tank. Dove and Duck hunting is good in the fall and winter months.

Fences: Condition of fences around this parcel range from good to excellent. The cattle leasee has kept the fences in good working condition.

Utilities: Electricity at the gate is from Ft Belknap and there is a Rutral Water line across Hwy 283. Water provided by Shackelford SUD.
