Location: Located Northwest of Sherman in Grayson County near Hagerman National Wildlife Refuge on Lake Texoma. Directions: Take Highway 82 west of Sherman 3+/-miles until Highway 289 (Preston Road). Turn right and go North of Highway 289 until the first paved intersection (Plainview Road). Go left on Plainview Road for 3+/-miles until the entrance on the left where you will see an old red barn. The physical address is 7782 Plainview Road, Sherman, Texas.

Property Description: Rolling pastureland with several acres of old hay fields and an old red barn with character. A creek runs through the southern back portion of the property. There is a high plateau running through the middle of the property with scenic views. Elevation ranges from 750 feet above sea level to 700 feet above sea level. Land is mostly open with scattered trees and treed draws with a more heavily wooded area on the far south portion of the property. There are also nice distant views of Lake Texoma.

Hagerman National Wildlife Refuge: The refuge was established in 1946 and is located on Lake Texoma in northern Grayson County. It is 11,320 acres and Grayson County is a bowhunting only county. Grasses: All native grasses

Ponds: There are 3 stock ponds with a fourth larger pond shared with the neighbor to the east.

Wildlife: Ducks and geese can be found on the property in the Fall and Winter months. There aren't many deer in this area, but a treed drainage ties into Hagerman Wildlife Refuge where there are massive trophy bucks. Deer rubs and sign indicate some deer can be found on this property.

Fencing: The perimeter is fenced and there is no cross fencing. Condition of the fencing is fair, but will hold cattle.

Barn: There is an old red barn on the property that has character and some functional use.

School District: Southmayd/ Sadler School District.

Electricity: Grayson County Electric Cooperative (GCEC)

Water Well: There is a water well on the property, but it is not currently being used. There are no guarantees as to its functionality, depth, or quality.

Sewer: Septic tanks are utilized in this area for homes.
