LOCATION: Located in a desirable area in Southwestern Parker County just north of the Hood County line. Property is SW of Weatherford and NE of Lipan. Physical address is: 1501 Combs Bend Road, Lipan, Texas 76462.

DIRECTIONS: From Weatherford, take Interstate 20 west, exit Old Dennis Road. Go south on Old Dennis Road until it runs into FM 1189. Go south (left) on FM 1189 crossing the Brazos River. Take a right (west) on Cougar Road (1.5 miles past The Reserve at Sugartree). Follow Cougar Road one mile until Combs Bend Road. Take a left on Combs Bend Road and the property will be on your left about 1 mile past Cougar Hollow Ranch sign. Entrance has steel 16 gates with 'OCS' on the entrance.

TERRAIN: Rolling elevation with a variety of trees and wildlife habitat. There is approximately 60+/- feet of elevation change with scenic views. Two riparian areas create a great amount of diversity for a place this size.

VEGETATION: Diverse trees, shrubs, and native grasses. There are elm, pecan, live oaks, mesquite, hackberries, and a variety of other trees. Property is primarily wooded with scattered open areas throughout.

CREEKS: Kickapoo Creek is the southern boundary and is a major creek with year round water. Onion Branch also runs through the northern portion of the ranch and seasonally holds water. There is approximately 1/2 mile of Kickapoo Creek and 3/4 mile of Onion Branch. These riparian areas are scenic and beneficial to the wildlife.

POND: There is a nice 1+ acre pond that was constructed in 2011/ 2012 for $18,000. It was stocked with Bluegills and minnows in 2012 and is believed to be 20-22 feet deep when full. Native grasses were planted and established on the tank dam to prevent erosion. This is a reliable source of water.

FOOD PLOT: A 15+/- acre field is cultivated for wildlife. It is in a great location with plenty of seclusion. Owner has traded hay bales in return for planting winter wheat & Holland oats. Ten acres of the food plot has produced as many as 44 round bales of hay. The remaining 5 acres is left for wildlife. Native sunflowers and/or hybrid black oil sunflowers were planted on approximately 5 acres of the food plot. Owner also planted sunflowers on an additional 2 acres near the pond.

MANAGEMENT: Prickly pear cactus was selectively sprayed with Surmount herbicide in several areas on the ranch. No cattle are being run on the property with wildlife being the focus. The property has been kept in a native condition with improvements carefully thought out.

HISTORY: This ranch has been in the same family since the 1896. There are remnants of an old homestead with a nearby hand-dug water well. Current owners' great grandfather, Looney Williams, came from southern Tennessee with 3-4 of his 12 children to settle this land. Two of these children remained in Texas and ownership has been in the same family for over 100 years. Owners' grandmother was raised on this property.

WILDLIFE: Whitetail deer are plentiful with good quality bucks. There are also turkey, dove, feral hogs, and a variety of other wildlife species. Hunting can be excellent.

FENCING: 1.25 miles of 6-strand barbed wire fencing with steel posts was built in 2009 on the east side of the property for $26,000. The west fence is poor, but other fences are in decent shape.

SURFACE LEASES: None.

MINERALS: Owner is believed to have 120 mineral acres that are not included in asking price, but could potentially be purchased. XTO plugged 2 wells on the property and did an excellent job cleaning up both locations.

COMMENTS: Neighboring properties are larger acreage ownerships for this area. These neighbors further enhance the quality of the wildlife.
