Description

LOCATION: The Nemo Ranch is located 4.5+/- miles East of Glen Rose, Texas, on FM Highway 200, approximately 45 miles Southwest of Ft. Worth and 65 miles Southwest of Dallas. Physical address is 2662 S FM 200, Nemo, TX 76070

DIRECTIONS: From Glen Rose, head East on TX-67 toward Cleburne approximately 2.5 miles to the FM 200 intersection on right. Go South on FM 200 approximately 2.0 miles to paved ranch entrance road on left.

DESCRIPTION: Nemo Ranch offers an abundance of comfort, seclusion, and recreation on smaller acreage. The ranch has a newly remodeled comfortable Spanish style house with swimming pool, a water well fed pond with rock water fall, good rolling terrain with views, and beautiful Brazos River frontage. The ranch would be ideal for buyers looking for that perfect hideaway in the country. The smaller acreage affords the owner less land to maintain, while providing features and amenities that can't be found on much larger properties. The ranch is in a great location near the historic town of Glen Rose and is conveniently located approximately 3 miles from Squaw Valley, home of the area's two acclaimed 18 hole championship golf courses, the Comanche Lakes Course and the Apache Links Course.

TERRAIN: There is over 110+/- feet of elevation change across the ranch providing great views of the Brazos River valley. Thoughtful clearing and brush sculpting was carried out by the owner to open up the property and take full advantage of the great views, while leaving a buffer along the boundaries for privacy. The ranch has good hardwoods scattered throughout and large pecan trees in the lower river bottom area.

WATER: There is approximately 260+/- feet of highly sought after Brazos River frontage, which is very picturesque and easily accessible for fishing, swimming, or just sitting in the shade and listening to the water flow by. There is also a 1/2+/- acre water well fed pond with a recirculation pump that sends water flowing down a rock water fall, back into the pond. The well is great for keeping water levels up during dry weather conditions. There is a separate water well that provides water to the improvements.

WILDLIFE, HUNTING & FISHING: The ranch has good wildlife including deer, turkey, dove, duck, hog, and varmint. There is a secluded area near the river bottom that would be ideal for establishing a food plot to draw in additional wildlife. Fishing in the pond and Brazos River can be outstanding.

FENCING & ROADS: The majority of fencing on the ranch is in good condition and there is a unique native rock privacy wall surrounding the house. The main entrance road is asphalt paved and in excellent condition. A well maintained caliche all-weather road provides good travel through the ranch and down to the river.

HOUSE: A well appointed 4,982+/- SF two-story, Spanish style house sits atop the highest point on the property. The layout features 4 bedrooms and 4 bathrooms, great room, study, a gourmet kitchen with breakfast area, formal dining room, utility room, 3 car garage and much more. Spectacular interior and exterior finishes along with tasteful furnishings add to the charm and character of the home. Except for a few personal items, the furnishings are offered as part of a turn key sale. There is a large main porch off of the great room perfect for entertaining and a private outdoor sitting area just off the master bedroom. A swimming pool with pool house and a nicely landscaped and irrigated lawn, complete this perfect getaway or permanent residence.

MINERALS: Owner has an agreement regarding the reserved mineral interest that will convey with the property.

UTILITIES: United Cooperative Services provides electrical service to the ranch.

SCHOOL DISTRICT: Glen Rose Independent School District

TAXES: Property is ag-exempt and annual property taxes were $4,424.87 for 2013
