Location: Mugginsville Mountain Ranch is located approximately 15 miles southeast of Albany and 7 miles north of Moran, Texas. The ranch is located east of FM 576 on CR 142 with two (2) entrance gates on CR 142. County Road 142 goes east from FM 576, turns north, and runs back into FM 576. Therefore, property can be accessed either way.

Directions: From Albany, Texas take Highway 6 southeast 1.2 miles to FM 601. Turn left on FM 601 and travel 12.5 miles until the stop sign at FM 576. Turn right on FM 576 and go approximately 2 miles until CR 142. Turn left on CR 142 and travel .8 miles south until road makes a 90 degree turn to the west, then you will pass the neighbor's house on the left, and the entrance will then be on your left next door. Gate is an older steel pipe gate. Access is good and there is little traffic on County Road 142.

Terrain & Wildlife Habitat: This ranch features two named mountains, Mugginsville Mountain and Round Top Mountain, both of which feature amazing 360-degree views. The ranch has very thick mesquite tree cover with abundant Live oaks on top of Mugginsville Mountain and scattered around the base of the mountains. Wildlife habitat also consists of hackberries, greenbriar, catclaw and an assorted variety of other beneficial species. There is a 30+/- acre cultivated field on the northern portion of the ranch that was covered in thick sunflowers this past summer perfect for dove hunting. The field is also planted in winter wheat to provide winter and early spring grazing opportunities for cattle and deer. The (2) large mountains are perfect for viewing a majority of the ranch as well as hiking, mountain biking, arrowhead hunting or just taking in the beautiful views.

Water: There are five (5) earthen stock tanks on the ranch that provide water to livestock and wildlife. Three of the five tanks are lined with clay bottoms and clear blue water. These tanks hold water very well and are believed to hold water during drought conditions. A rural water line is also located on CR 142 with service provided by Ft. Griffin Special Utilities District. Current owner does not have a water meter so new owner will need to fill out an application and be approved for a meter. Meters are believed to be available.

Wildlife & Fisheries: This is a great wildlife ranch with plenty of whitetail deer, Rio Grande turkey, dove, quail, ducks, feral hogs and varmints such as coyotes and bobcats. Hunting should be excellent with thick cover, good water, and a large neighboring ranch located to the east. Quality of the fishing is unknown, but it is believed that several stock tanks were previously stocked with fish.

Fences & Pens: Fencing around the ranch is in poor to excellent condition. The perimeter of the ranch is fenced, there is an internal cross-fence separating the property into an east and west pasture, and the cultivated 30+/- acre field is fenced off as well. An older set of steel working pens is located in the center of the ranch, but are in need of some work.

Interior/ Exterior Access: There is a good system of interior roads providing access to most areas of the property including both mountain tops. The road system was recently improved with a bulldozer and maintainer. County Road 142 is maintained by the county and is a dirt and gravel road.

Utilities: Electricity is provided by Comanche Electric Cooperative. Water is provided by Fort Griffin Special Utility District with a line running down County Road 142. Water meters are believed to be available, but there is not a meter currently in place.

Minerals: Negotiable depending on offer. Owner is believed to own 1/4 of the mineral estate. There is no current production on the property.

Easements: There are no road easements affecting the property. A natural gas pipeline traverses the western side of the ranch from north to south with a maintained right of way. This is a buried line that is not currently active and doesn't appear to have any negative impacts on the property.

School District: Moran ISD.
