Description

General Description: Amazing views, scenic terrain, impressive water features, and a high level of attention to detail make this property truly remarkable. Continuous projects since the current ownership purchased the property 22 years ago have significantly enhanced its appeal.

Location & Directions: The address is 3490 Mountain Home Road, Jacksboro, TX 76458. The property is approximately 12 miles from downtown Jacksboro, 8.5 miles from Bryson, and 90 miles from Dallas/Fort Worth. From Jacksboro, take Highway 380 west for about 8 miles to Mountain Home Road. Turn right on Mountain Home Road and continue for 3.2 miles until you reach the property. Mountain Home Road is an all-weather, two-lane gravel road.

Terrain: The elevation is exceptional, with over 100 feet of change. The property features rock outcroppings, scenic draws, and an incredible system of trails for horseback riding, hiking, biking, or four-wheeling. The varied terrain gives the property a much larger feel. Views from the main home face east and overlook a large neighboring property. Tree cover consists primarily of post oaks, with a scenic open meadow adding to the natural beauty. The wildlife habitat is exceptional.

Main House: This 2022 Oak Creek manufactured house measures 30’ x 68’ and features 4 bedrooms and 2 bathrooms. It is in excellent condition. The exterior is stone, and there is a large covered concrete porch overlooking the lake and dock below. The home, porch, and two parking areas are covered, with ample parking space for numerous vehicles.

Guest House: This 2021 Jessup manufactured home measures 16’ x 76’ and is also in excellent condition. It features 3 bedrooms and 2 bathrooms and is located at the front of the property on Mountain Home Road.

Metal Sheds: There are two metal sheds for parking vehicles and equipment. One shed measures 30’ x 175’ (5,250 square feet), and the other measures 20’ x 78’ (1,600 square feet). Everything underneath and in front of the sheds is road base.

Personal Property: Appliances are included.

Water Features: A small lake, built in 2017, is located below the house. It covers approximately 1.3 surface acres and is believed to be 30 feet deep. The lake has two aerators, benefiting the fisheries and maintaining optimal water temperature. Three additional stock tanks are in good condition. One of these, Serenity Pond, is stocked with fish and attracts resident wood ducks. All four bodies of water can be kept full with water from a well.

Water System: A network of poly and PVC water lines runs from the well to the four bodies of water. Valves are located at three of the ponds, and the system is simple yet highly effective.

Water Wells: There are two water wells in great condition. One well provides water to all the improvements, while the other supplies the four stock tanks. One well was drilled in 2006, is 260 feet deep, produces 25 gallons per minute, has an 8-inch diameter casing, and features a submersible pump.

Dock: Built in 2018, this high-quality, two-story dock is in excellent condition. It features a fully functional water slide with a submersible pump, a sun deck perfect for jumping off, a swim ladder, and more.

Fisheries: The property is stocked with bass, crappie, and baitfish, and the fishing is said to be excellent. Artificial structures off the dock enhance crappie fishing.

Wildlife: Wildlife is plentiful, with whitetail deer, turkey, ducks, dove, songbirds, and more. The property is not hunted and is surrounded by nature.

Leases: No leases.

Easements: There is a large transmission line crossing the property, with one tower onsite near the county road.

Oil & Gas: There is no active production, and the owner does not own any mineral rights.

Roads & Fencing: An extensive interior gravel road and trail system provides exceptional access throughout the property. There are three primary pastures, with metal interior and exterior gates where needed. The property also features a high-fenced garden area and metal culverts.
