Location: Located approximately 21.5 miles North of Fredericksburg, Texas on the scenic Willow City Loop, the Mitchell Ranch is approximately 80 miles West of Austin, 91 miles North of San Antonio, 245 miles Southwest of Dallas, and 223 miles Southwest of Ft. Worth.

Description: Possibly one of the finest ranches of its size in the area, the Mitchell Ranch exemplifies the true meaning of Texas Hill Country with tremendous elevation change and breathtaking views. Four separate counties (Gillespie, Llano, Blanco, and Burnet) can be viewed from the ranch, as well as Packsaddle Mountain near Kingsland. The ranch is very well watered, provides prime habitat for an abundance of wildlife, and for this highly sought after part of the state, is truly a rare find.

Terrain: Ranging from elevations of approximately 1,720 feet to 1,140 feet, the Mitchell Ranch provides an astounding 580+/- feet of elevation change. The ranch features a portion of Bee Rock Mountain, with granite ledges, outcroppings, and much to be explored. Below the mountain, rolling Live Oak, Elm, Cedar, Juniper, and Mesquite covered hills can be found, along with good native grasses and a number of cleared wildlife food plots. Soils are Katemcy Clay Loam, Oben Fine Sandy Loam, Hye Fine Sandy Loam, and Castell Sandy Gravelly Loam.

Hunting & Wildlife: Exactly what you would expect in the Hill Country, fantastic hunting. There is a wealth of wildlife on the ranch, including deer, turkey, audad, barbados sheep, hog, varmint, and the owner even reports to have seen a mountain lion at one time. The ranch has been leased to the same group of hunters for approximately 15 years and is bow hunted only, per the owner's instruction.

Water: Have you ever seen spring water running off the top of a mountain? The Mitchell Ranch has something we just don't see often in Texas. A live spring which originates on top of Bee Rock Mountain, meanders through the higher elevated portion of the ranch, and spills over the edge of a granite cliff with a shear drop of 150+/- feet. It is absolutely awesome!! There are two additional live springs on the lower elevated portion of the ranch as well and according to the owner, all 3 springs have been reliable sources of water and never dry in his 23 years of ownership. Seasonal Coal Creek crosses the Southwest corner of the ranch and generally runs year round. There are several stock tanks on the ranch providing additional water for wildlife and livestock. 3 water wells supply water to improvements and fresh water troughs, and there's even a rainwater harvesting system with a 3,000+/- gallon storage tank.

Improvements: Located on the Southeast ledge of Bee Rock Mountain, the 3/2 main ranch house is approximately 2,170 square feet in size, provides 2,420 square feet of wraparound porches, and was constructed around 1982. Built to enjoy the picturesque views and springtime breeze with large floor to ceiling windows, cathedral ceilings, and exposed beams. The house is very functional and appears to be in great shape, but could use some updating. In addition to the views, another great feature of this homesite is that the mountain top spring has been channeled using large stone to run past the house before going over the edge of the mountain. Other improvements include a hunters cabin, numerous barns/equipment sheds, and a great set of working pens, all located down below the mountain. Fencing and Roads: The majority of perimeter and cross fencing is old, but holds cattle and there is good pipe and cable fencing running along the approximate 1.3 miles of Willow City Loop paved road frontage. There is a good all weather main ranch road that winds through the ranch, climbing up the mountain, and to the main ranch house. Numerous additional interior roads and trails provide scenic travel throughout the ranch.

Easements: There are no easements providing access to neighboring ranches, no large power line easements, and no pipeline easements.

Minerals: Owner is believed to own 100% of the mineral estate and is negotiable on conveying a percentage of the minerals with a sale.

Electricity: Central Texas Electric Coop provides electrical service to the ranch.
